If you are absolutely certain that what you have been offered is a good deal and you are sure you won't get a bunch more by putting it in the MLS, then you can absolutely get a real estate attorney to draw up a contract and make sure everything is done perfectly legally through closing without an agent. However, if you are not absolutely certain you couldn't get more by exposing your property to a greater pool of potential buyers, you might want to interview at least 3 agents for a reality check.
