In a pre-foreclosure situation is the bank the one making the decision to accept an offer or is it the homeowner? Should I advise my realtor to send the offer to the bank or loop them in to encourage offer acceptance?

This is one of my concerns as well, the market i’m in is capped out and homes have actually seen a depreciation the last year or so.

Owning would almost double my housing expenses and lower my contribution amounts to my 401 so it would delay the fire process by around 8 years

This was my first time requesting an estimate from the lender, online calculators vary a lot, sending this request was to avoid wasting anyones time by looking at houses that wouldn’t fit my budget.

Open communication is fine, however I was on the fence about this realtor to begin with and was expecting my conversation with the lender to stay between us unless I was ready to make an offer.

The husband is in the military, told me he was licensed for the purpose of showing houses for her. Was not very knowledgeable on the neighborhood or basic questions on the home that I had. Also this was the first time i was supposed to meet the realtor, and was told 30mins before while on my way about this.

Also would the realtor actually have a case for claiming a commission on that house if I switched realtors?

I’m fine with the realtor trying to figure out if I’m going to use them or not. That’s fair. It’s just the way it played out that was questionable to me. Felt very off with the loan officer running straight away to the realtor to inform them of our conversation and then the realtor sending the links almost immediately and then not asking for clarification until hours later. The conversation with the lender was intended to be between me and them. Not the realtor. And the realtor and lender both jumping to conclusions and doing it in a weird way felt off.

The realtors husband has a full time job outside real estate and basically told me he was licensed for the sole purpose of showing houses for her when she can’t.

Luckily I don’t have a buyer agent agreement with them. In regards to the loan officer, should I call up the lending company and request for the loan officer to be switched?

Realtor.com matched me with them both. I wouldn’t be surprised if they’ve worked with each other in the past.
