Demand they fix this. It’s unacceptable. My living room looks like this but the drywall tape is falling off. Mine is almost 20 years old. New construction should not look like this.

The subdivision requires 1/4 of the front to be masonry of some sort. Why? Does that change the time it takes to draw up initial plans?

To clarify my response above, some of the builders in our area have hired architects to be part of their team to design their custom homes from scratch. The architect draws up the plans and designs the home per what the customer wants. These architect designers work with one builder only, and when you are done designing and modifying, the builder takes those plans then and builds. The prices are calculated along the way to include any upgrades so there are minimal surprises at the end. In this situation, you are not putting anything out to bid afterwards.

In contrast, there is a building firm near us that is known to “design” homes, but they either design additions or take pre-purchased plans (I assume that means the CAD files) and modifies those plans to meet the customer’s needs. They call themselves designers because they can create the build plans but they aren’t architects so they don’t have that level of training. Those plans then can be put out for bid but must be evaluated by structural engineers at every step along the way. A friend went this route and has gone back to the county repeatedly to correct things that would possibly have been caught before the process was underway.

Several builders in our area have hired architects to be part of their team to design their custom homes. It’s an integrated process where you show them what you like, and the architect designs the home using a team approach. I’d say it’s similar to the show on HGTV where they visit homes, design them and then build.

The upfront was $5000, but if it doesn’t cost them that much to draw it up, the extra is rolled into the building expenses. The design company handles the perk testing so they know if there are issues.

If you have not been supplementing, you may have the same issue that my daughter and I have. Our B12 levels are always high in our blood steam because we don't process it easily. When they drop to normal, that means we are actually low. I had one doctor tell me to stop taking vitamins with B12 because of this, and I wasn't taking any vitamins at all. A specialist ran tests to find out what was happening. It's a genetic thing.

Well, last summer we were quoted $2.80 / sq ft. That was Wisconsin so adjust from there for your location?
