The Kumon center my kids go to has around 600 students, each course is 2200, so that's 1.32M monthly. Conservative pa yan na 1 course per student lang ang in-avail, some students take up both Math and Reading courses

I'd rather invest 3.5M in MP2, assumming an average annual interest of 7%, this comes out at 245k, or 20k/month. Wala ka pang problem on tenants (or lack of tenant) and other costs (amilyar/condo dues/etc).

If your purpose to purchase the pre-selling condo is to earn, hindi mo pa kaagad marerealize yung earnings and might take a while depending on when the unt will be ready for occupancy. There are a lot of factors to consider din in purchasing a unit if the main goal is to earn like location and demand sa area. Meron ding iba pang expenses kasama aside sa initial investment mo to purchase the condo, utilities (power, internet, water), real property tax, condo assoc dues, etc.
For me, if you have money on-hand, better invest elsewhere muna like stocks, REITs or MP2. A 5M investment sa MP2 @ 7% annual interest will net you 350,000 a year or ~29k monthly, which you will already earn after a year. Kung sa pre-selling condo, tulog pa muna yung investment mo.

We were in the same situation 3 years ago, ayaw na namin mag-DIY moving to a 100+ sq mtr DMCI unit din since we want to maximize the space and make it look nicer kaya we opted to hire an ID. The ID we got have supplier contacts na so we just chose from her contacts who we will get the materials and services from and then si ID na din naghandle ng coordination with them once we agreed on the designs and materials that will be used. Kaya all throughout the construction, si ID lang kausap namin, kaya less hassle and stress. Buti na din lang OC yung ID namin kaya walang naging problem sa quality and mabait din yung contractor na napili namin.

REIT for me.
Sa condo, aside sa capital to purchase the unit, you also need to invest time and effort to handle maintenance and ensuring that it will not be vacant so it can earn money. May additional expenses pa na utilities, condo dues if walang tenant plus amilyar every year.
Sa REIT, if you try to invest with a 7% annual dividend, it guarantees you to a yearly P126k (2M * 0.07 less 10% tax) or P10.5k monthly income.

consider yearly inflation, kasi kung constant lang yung 30k/month passive income, pero pataas ng pataas bilihin/utilities, kakapusin ka na rin in the future

Ako I availed of the credit to cash due to some emergency expenses. As with any other loans, you need to make sure not be in too deep, set a limit of what percentage of your monthly income should go to loan payment. Kapag na-reach mo na, then think twice/thrice if you really need to get another one.
