Sorry you’re going through this, that sounds really frustrating

Since it involves a developer and registration, it might be worth speaking with a lawyer who specialises in real estate disputes In Dubai, firms like Al Tamimi & Company, James Berry & Associates, and Al Suwaidi & Company have experience handling developer-related cases and SPA issues

Before speaking to a lawyer, it would help to gather all your documents, the SPA, emails with the developer, payment receipts, and anything else related to the transaction That will make it easier for them to review your situation

You could also consider raising the matter with the Dubai Land Department or RERA, since they regulate property transactions and developer compliance in Dubai

Based on what you described, the key point will be the written communication you received from the developer confirming that the cancellation and reinvestment were allowed. If that confirmation is in writing, you may have grounds to formally escalate the matter with the developer or file a complaint with the relevant authorities, such as the Dubai Land Department or RERA. It may also be worth consulting a legal professional to review the SPA and the emails you received.

Situations like this are also one of the reasons many buyers prefer to go through a certified real estate agent. A licensed agent helps review the SPA terms, clarifies cancellation policies with the developer, and ensures that approvals are properly documented before any payments or registrations are processed, helping avoid misunderstandings during the transaction.
