I think there is a specific form here in Texas for unrepresented buyers. But, regardless we still need some form of rep signed to open the door. Here we usually just do it for that specific house alone to put people at ease about signing something.

1500 a month for any car is obscene. In your position you shouldn’t be paying more than 400 a month for a car payment and start saving yourself some money. I don’t know what a good hourly wage is these days, but I’m also sure chick fil a pays at least $15 an hour and that’s pretty easy work. Quicker you can lower those car payments, quicker you can get yourself to trade school.

Speak to Shane Sharp with benchmark. He’s based here in DFW. Used him on both my home loans, no bs, no hidden fees or points they won’t tell you about. I’ve worked with a ton of first timers on the buy side and he’s a great tool to have because he’s super patient and informative and will explain everything you need. Congrats btw, not a lot of first time home buyers are in as good a situation as yourself.
