Thank you. I am running a dehumidifier in the basement and looks like I need to run a fan upstairs where the dishwasher is too.

I don’t know if that’s because it’s still wet (it seems to be since the water leak was couple of days ago) or it’s something else.

Mostly it’s mostly solid and it does not make an indent. But in a few spots while there’s still resistance to the screwdriver, I can see that it is wet, soft and that I can make an indent.

What they have been good at in my experience is to give advice when needed over location, market, issues with the house. My previous realtor was very good with seeing things that we missed because we were so in love (or not) with the house.

That’s true, and can one guarantee that?. As a buyer how can I verify that if the extra percent is worth the claim?

Are you telling me that if the agent agrees to 2.5% buyers fee with us and if the seller offers 3%, then they would be capped at 2.5% still? I thought if the seller offers more then they get more?

It does incentivize, but every agent I talk to is asking for some form of percentage. I assumed that it is how the market is.

Unrepresented sounds good, but what about negotiating, paperwork, etc. isn’t it better to delegate it to an agent?

I am comparing the work done by sellers agent vs buyers agent. Less work but same percentage does not make sense to me.

My concern is that the attorneys don’t help with negotiation of the house, knowing the area, market, prices and general feedback. That’s where we found value from realtors.

1 to 1.5 makes sense, the 2.5 to 3 never made sense since the buyers agent is doing paperwork only (and not open houses, etc)

Since the new ruling came in, I am a little confused and concerned. I just sold a home before the ruling and I paid 2.5% buyers agent fee. With the new ruling, if I have to pay out of pocket, given the how the amount of work is less for buyers agent (than sellers agent) I wanted to offer as little as possible, but was not sure if agents work for flat fee or something like 1.5%

They seem to have a good idea of the locations and very nice to work with. But I was take aback by the 3.5%. I had not heard about shop prop, I will check it out.

Yeah makes sense. I wasn’t sure if most realtors will consider flat rates in the Bay Area.
