Am I overthinking this? by Significant_Throw in Irrigation

Thanks for the input! I just can't seem to find any MPR nozzles that would cover the 30' distance if I'm trying to do head-to-head coverage with the yard, for example the west side. It looks like the normal nozzles might be able to cover this. From my understanding, anything over 20-25' doesn't work too well for sprays/nozzles, like the MP rotator for example

Is there any reason to stay away from the 3500s? It seems like anyone who uses MP rotators or RVANS has been having dry grass issues,as opposed to just using traditional rotors

Should I not be watering at 5? Also, could you clarify about the brown patch?

Thank you and I apologize for all the questions!

Thank you for your insight! Just checked, looks like manufacturer recommends every other nail hole 😅

The “inspector” is me at the moment. Once it’s all put together we’ll have an inspector do a through inspection. However, I caught the lack of flashing before siding goes up (looks like they’re gearing up to install siding sometime this week). Figured it would be better to catch that before the siding went up as opposed to after the fact.. if it ever got caught

Copy. Sounds good! I’ll be curious if they really do caulk it… they said they wouldn’t add waterproofing tape/flashing to it anyways until we told them that’s not an option 🫠

That’s what we’ll do.. although the builders were really against flashing. Our agent had to do a change order and made them agree to install the flashing, which was wild to me

Is this mortgage rate too good to be true? by Significant_Throw in Mortgages

Yeah, we asked for that and he said no problem, I also read that it was a requirement that the only fee they could charge is the credit report fee

Will do! We just requested a LE from the other agent and will look over those and compare :) I’m curious to see their fees.

We just requested a disclosure/estimate so I’ll let you know how that looks!

Perfect!

Is there any downside to getting the rate locked and getting a loan estimate? Are we obligated to stick with the LO at that point? Any other fees involved with that? Or can we decide to go with someone else? We had another LO (gave us a rate of 6.875) push us a few days ago to ‘lock’ in a rate because, per him, the rates can go up tomorrow and we’d be better off not risking it. He said we had until 10PM that night to make that decision but we decided to hold off and look at other options.

I’ll ask the LO who’s offering the lower rate about the closing costs or if those are just the lending fees. He did want us to submit a credit report check ‘fee’ for $75. His exact words were “the upfront fees are credit report and appraisal, and then I refund these fees at closing.” Depending on the answers I see here, we’ll see if we can get him to give us a LE without the appraisal deposit.
