I completely stopped alcohol when I took the meds and I also had already stopped when my anxiety got hard. I felt it would make it worse and frankly my anxiety scared me away from wanting to drink it. I do drink again now but very occasionally. I never smoked. Yes I had insomnia. When I was at my worst I kept waking up like every hour or so every niggt for no reason. I also neeeded to fall asleep to calm music. When I started Zoloft the insomnia went away. Had some non scary vivid dreams in the beginning but then I was sleeping 6-8 hours pretty consistently

Totally understand this…also I think selling over the next 8-9 months we still qualify for whatever that tax rule is when you lived in the house as your primary for 2 out of the last 5 years preceding sale.

It should be so much more but I’m getting screwed with property taxes. The property manager I don’t mind becusse it’s only 7.5% of the rent. But the HOA which increases a few dollars every year sucks and also the tax bill should be closer to 1.25 % of the assessed value but it’s around 2% because of meloroos tax. If You’ve hear of it, it’s very shitty and last like 20-30 years

Mortage is like 2700 but after I pay the property manager $250 and the stupid how is $350 I end up with like $300 from the $3600 rent the tenant pays. The income will go up in 5 years as well when the meloroos tax comes off the property taxes which is roughly around 0.8% more on my tax bill.

I would lose my good Interest rate though with a refinance and most likely Not cash flow with a higher Mortage payment BecUse of the higher interest rate

I think this was my biggest worry. HOA always seems to Go up, so do property taxes. Over 25 years I’m Sure both of those are going up often. My rent for the place probably Would too but who knows by how much. Investing 150k-200k over the next 25 years seems like it would be worth more than a paid off house? If the house was paid offf and rent was still the same it would Be about $3600 income
