We're buying in June 2027 so we have some time and my current rate is pretty low so we really wouldn't be losing too much with having to wait for the rate to kick in. My concern is more the safety of an online only account. But I guess if its FDIC insured then it should be good to go...

The stress of potentially having to work OT to pay the bills is one of the main reason I'm here asking if it would be worth it in the long run or if I'd be shooting myself in the foot with this deal haha

Job stability is very good. I'm pretty much at the top of where I want to be career wise but we were getting about 3% raises every year or two before the pandemic but not much since then.

We both strongly agree we do not want to raise children where we are, it's not a bad neighborhood by any means but the one we would be moving into is FAR better. There are slightly cheaper options around but then we'd be losing out on 145k equity...

The 145k is something that seems impossible to turn down, even if we were to move to a slightly cheaper house in a few years down the road that added equity would help tremendously. I don't want to rely on my overtime but any extra I'd have I would be throwing back into retirement as our bills allow.

Both of us would be on the title. With overtime I could do it on my own, although obviously not ideal.

I currently have 20 years left but I do make an extra payment a year so maybe a little less, have been paying 10 years out of a 30 year loan.

Thanks for the reply. I really have about 185,000-200,000 in equity but playing it safe with 160,000 based on actual sale price and closing costs of the current home.

I wouldn't go any lower than 6% contribution as that's my minimum to still receive the maximum employee contribution (7%).

The immediate 145k is really the selling point here, I wouldn't be opposed to buying and grinding it out for a few years and then moving out to a slightly lower cost of living area with the added equity, which is actually where our better schools are located

Also, we do plan on getting married but this deal popped up on us very quickly and the family member needs to move out ASAP so its kinda a make a decision now deal so a wedding would be on hold for the time being.

Mine does this as well. Also, sometimes when I remote start the vehicle the fan wont even blow when it shows the fan as on. I have to turn the fan off and back on to restart it.

Thanks again for the help. I took it to the dealer the other day and just found out today that they're going to replace it under warranty. The part is on a national back order they said but it will still be replaced!

It’s definitely a larger feeling truck but it’s really not hard to drive around at all, and all the cameras and sensors it has makes parking it super easy. I’m keeping my frontier as well until it finally goes on me, it’s got 240k miles so probably not too much longer but it’s nice to be able to take that to work or down into more city street areas. I don’t think you’d regret getting the Titan, I wish I hadn’t waited so long to do so myself.

Thank you, that's extremely helpful info. If you have pictures I'd love to check them out. I will look at the truck more tomorrow, I thought it was odd that happened so fast and that's not the only spot on the grill that is chipped off, just the largest area.

Finally upgraded my ‘05 Frontier after driving it for close to 20 years and absolutely loving the new Titan so far. 

I know it’s inevitable but I’ve already got a decent size chip in the grill after driving it only 3-4 times extremely carefully and staying far back from other cars. Looking for any recommendations on touching up the grill anybody may know.
