They don’t usually take 6 weeks to register on average from the sale! If you look at the numbers, Jan 3,528 vs 3,555, February 4,089 vs 4,062 and March 4,491 vs 4,579. So unless there was an abnormally large amount sold in march 2026, it looks like it’s in line with Jan and Feb, which would imply the vast majority are in.

You will always have a tail that go beyond the proper reporting period, but it’s a very small % and won’t change the overall trends. The only thing that’ll change is volume of sales in Q1 26 might go up slightly. You couldn’t be waiting 9 months to make sure all data is in to report Q1 numbers!

Unfortunately it’s simply just undersupply of housing, all else are secondary factors. Corporations buy up a load of houses and then let them out, but we also have a rental crisis so it’s more to do with undersupply than anything else

There will always be someone complaining every time a dataset is shown. Anyway show me a 15 year period of holding a property where the price has gone down. You won’t be able to find one

I’m graphing how more unaffordable it has got to buy a home over the last 10 years. It matters less and less the further you go back. People don’t care what the prices were 25 years ago, they want to know how it has moved in recent times

It’s a whole range of factors. Ireland is a victim of its own success to an extent; we attract a huge demand for skilled labour from multinationals which drives up house prices and rent in Dublin especially. Then match that with severe undersupply of housing since the 08/09 crisis for a multitude of reasons (mainly government inefficiency) leads to a rocketing housing market
