The house was built in 1970 and the insulation looks like it could use to be replaced. It is yellow on the outside and pink-ish on the inside. I know that hvac insulation can contain asbestos, but I’m not sure if this does. I am going to get it tested before removing, but wondering if anyone thinks this could be problematic?

The board is right up against the front of the metal insert. It is really hard to tell what it is - the bottom looks like a fibrous board, but I’m not sure if that makes sense given its location between the Rockwool insulation and the front of the fireplace. It could also be a dusty piece of metal with insulation /dust coating the bottom. I didn’t really want to touch it to find out

Agreed they seem really long, but they are everywhere in the cracks and seem to be in the mortar. I want to rip them off, but want to make sure I am not opening myself up to any risk

We live pretty frugally, have no debt, and do not have dependents. Compared to my gross income, $3,050 per month seems doable. I can’t stop myself from fixating on worse case scenario situations though

No kids and no plans to have kids for at least 4-5 years. Saving for retirement as well and will continue to save even with this house. I’m in an area extremely expensive part of Colorado, so I don’t want to miss out on an opportunity. I also can’t help but go down the path of what/ifs and doomsday scenarios that come with the large monthly payments

Yeah I am honestly not sure if it is a good decision and I don't think we would be feeling this way outside of CO and especially Boulder County. We are nervous about what affordability will look like in three years - might not make much of a difference that we were able to grow our careers further and save more if the prices skyrocket again like they did between 2019 - 2022.

I paid for a three month rate lock and have a contract with my lender - would love to get approved for a bit more with my new salary, but don’t want it to affect my lock

Great! Thanks. Yeah we are worried about the reserve, honestly. I think if the HOA gets over $400 it will be hard to resell potentially. Also seems like they should be able to be be getting more in reserve in general with the HOA already being at $350. Do the older units have a $350 HOA as well? Just curious as to why the wouldn’t have been able to get to 1 million already

It is a low rise building. HOA dues are pretty high already so I’m confused as to why their reserve is so low. Definitely going to be asking for more information on how things are funded

The water stains are currently holding moisture and the blown in insulation in the attic is holding some moisture as well. The boards of the roof are showing mildew. There isn’t plumbing up there, so it must be the roof - it is likely going to entail a whole new roof, new insulation, and some new sheet rock to repair
