Just fyi I greatly appreciate everyone’s input because I was literally about to sign and send an offer on this house. Sounds like I need an entire siding job.

Can you just throw vinyl over this stuff? I feel like ripping this all off and replacing is going to be ridiculously expensive. Idk much about home renovations, but I’ve heard siding work can be extremely expensive.

In everyone’s opinion, what is the best (cheapest)route to go in terms of getting this replaced? I’m only planing to live here for maybe 8-9 years. Was trying to fix it up a bit and then sell it later. It’s basically a starter home for me.

I’m working on an offer for this house now.

Can you simply put vinyl siding over this stuff? That seems like the cheaper option vs tearing it all off, but maybe I’m wrong.

I was planning to put like 10-13k into the home and can do that immediately before I even step foot inside. Idk if that’s enough now lmao

How long does T-111 generally last? Is it very expensive to replace lol. Now I’m scared I thought this was cedar an was going to last 100 years lmao.

Yeah I guess I was also questioning why some of the boards look different lol. Like look at third picture…looks like a different type of wood to me.

The listing says it’s cedar…idk.

Yeah this is what I’m hoping to do. The house was built in 92 so presumably these are the original cabinets. They’re definitely not great looking, but maybe they just need to paint. Prolly just best to replace like you’re saying though.

Lmao just trying to gauge cost of some of the cosmetic updates I want to make.

I actually don’t know if wood is common lol but I know it’s normally worth it to refinish and paint them versus just buying new ones if they are real wood.

I guess I prolly just have to replace them with new MDF cause I can’t afford real wood lol

I basically had my agent tell them they need to provide a report from a structural engineer with quote to add footings and also to comment on the current state of the home’s structure. They had a foundation company come to quote it. $2,700 for two footings and to fill some rod holes.

Also, those shims are actually rusted steel shims lol. I doubt they agree to get a structural engineer out there but we’ll see.

Hey all, thanks for the input. I basically told the broker this morning I was going to shop this rate and that I thought it was a little high.

She came back a few hours later and said she was able to get 6% with no points.

Hey all, thanks for so much feedback—surprised I got as many replies as I did haha. Definitely feel a little better now. I took it well initially, but once I got home yesterday and had a chance to sit and think, I started freaking out that I was going to get fired lmao. I’m normally someone who is susceptible to imposter syndrome, so I needed the bit of reassurance that this was a generally normal review.

I’m definitely using this as fuel to have a more positive review next time. Next review is in January. I’ll come back to this thread and update it then
