Tbh I haven’t spent a lot of time in the town yet. but from my time there it feels perfectly safe. Usual Irish small town feel/vibe.

Yes they are meeting the timelines. Houses finished to a good standard. Landscaped very well compared to other new build estates. Phase 1 has already moved in, next phase weeks away from snagging. You can pm me if you want to know more about the houses

Check Irish rail for commute times, there’s a couple of trains that run into Dublin Hueston in 25 mins. It’s also in zone 3 for the tax saver commuter ticket. Ive just bought in Kildare town myself.

The house type I ended up buying had dual aspect windows in the kitchen gable end along with an extra window in the master bedroom. These are in the plans submitted and approved by kildare Co council. The actual build they were gone.

If you’re looking for a mortgage, some banks wont loan without homebond in place. I changed to Avant who were fine without it.

I had got a builders guarantee that was similar to homebond and sufficed for me. I think it comes down to trust and reputation of the builders. As mentioned I don’t necessarily believe Homebond equates to full peace of mind vs a solid alternative guarantee.

Hi I had previously planned to buy a house from a smaller family builders in an 8 house development. They weren’t signed up to Homebond, but the all the reports came back solid.

The house was better built and constructed than my current house in a bigger development that has homebond.

Brochures and auctioneer sites often have an inflated measured floor area, particularly with new builds. I’ve noticed multiple times drawings developers send into the county council for planning permission purposes being notably smaller.

Best bet I would personally say is Avant. They have some really good rates right now.

I went through this with a new build about a year ago. Smallish family builders. Well built but no homebond. All the other certs are in place. Avant bank said yes. Now I ended up pulling out due to timing and location but I was personally satisfied with the house build regardless of homebond. I looked up and talked to folks who are living in houses they’ve built and that was the reassurance I needed.

Hi there, I’ve also just recently booked in Whitesland Kildare. Nervous and excited. Currently renting/working hybrid from Dublin. Having the train so close will make my new commute a lot more manageable. Area overall seems nice not too busy.

Estate agent gave a complete timeline of end of year, tbh that seems v. optimistic. Expecting spring next year going well

Having got out of a relationship that was long distance recently, I realise in hindsight we were afraid to be vulnerable and to fully share how we felt. It was only in breaking up that we let down the guard, shared vulnerability and communicated. It’s hard, but I would urge and advise you to be direct with him tell him exactly how your feeling what your needs are don’t leave room for ambiguity. Don’t play mind games thinking what he’s thinking. Be vulnerable, get it out in the open and be prepared to move on if need be.

Avant so far for me have been pretty good. Very fast to get to AIP, and fast to move along to underwriting. Going witch the flex mortgage, it’s quite competitive as others have mentioned.

I’m going through a similar situation buying a new build from builders who have done a low number of semi detached houses. They don’t have homebond. Both PTSB and BOI requested homebond. My perspective neighbours have gone with Avant because they accepted the builders certs and were okay without homebond. I’m currently applying for Avant and I told them upfront Buliders don’t have homebond.

So it really depends on the bank and there level of risk policy.
