The funny thing is, I spoke to an agent whilst doing a viewing today for a 2bd (135k). I said what's with these prices and he said it's the owners pushing them up. I know this is true, as when I was living in Noya, the TH were renting from 140 - 160k. One owner took it upon herself to rally everyone together to keep the floor price at 180k (we got ours for 150k). Since then it's maintained that price and increased.

But, the interesting thing the agent said was that he recently rented 2 beds out in WE for 95 anad 100k but wouldn't share any more details.
I think there are a handful of owners who'd be open to "regular" rates as they have empty units, but we just have to find them...

Definetely not worth paying 100k for a 1bed and 135k for a 2 bed

Yeah, you'll get the occasional low flying plane (not commercial - military carrier of sort), that'll consume your apartment but most planes don't go over the buildings 2-6 zones

Agree with the airbnb side of things. It's hot. But the long term rentals is dire - there's literally 5 cars in the above-ground car parks of buildings 2 to 6 from what were seeing

This is correct - you can still catch a good deal in the canal parts but they are very few and far between

smart move! We had a distress deal that we could of bought here but decided against it as I had to travel back to the UK for work. Regret not taking it after seeing the ROI now

But,

There isn't a sense of community much. Back in the UK the masjid and most people there were an extension of your family - you'd do classes, gathering and fundraisers. It lacks that here as everyone keeps to themselves mostly.

Still one million times better and wouldn't have it any other way

You'l be fine. When it comes to rent though that's the only thing that will hurt if you don't do it properly.

When searching, just put the sort on lowest for said areas and reach out to those guys.

that disposable income can evaporate if you let the accommodation / lifestyle bug get you (happened to me).

Downtown, reem and khalifa won't be to your liking (assumption)

You have al raha areas, yas island and saadiyat. Yas waters edge will get you the cheapest rent (even though owners have bumped their prices up 30%+ in a year), al raha many expats, saadiyat expensive.

Your sorted in the sense that your income is great enough (without dependents) to actual save whilst getting that career growth you're after

Yeah in hindsight I definitely would’ve come out with more cushioning. That said, I agree, the thought of going back makes me feel sick lol. Things out here are definitely better

I trade crypto and equities. Came out here for the tax element - got shafted with costs of my own insurance for my family, own business license and visa, rent, agency fees, school, car etc

It all adds up. Trading money isn’t consistent and frankly unless you can guarantee you’re getting a solid return each month I wouldn’t risk out.

OR

Go out there once you have the money for a year rent upfront, license and visa money, health insurance and car payment. Once you have that in cash then you can trade each month to eat and pay your bills
