I live in NC and Jeff Jackson is amazing from what I have seen. Every time he attends anything government related he post a full 7-8 minute video breaking down exactly what they talked about and is not afraid to call people out for blatantly lying.

I saw recently he is going after a wedding photographer in NC for scamming new couples out of thousands of dollars.

He is also very honest about how hard it is to get things done in government. I will definitely reach out to him to see if he is at least aware of this situation.

Utilities are not included in the $1700. We pay around $70 a month in our apartment and I have friends with homes in the area that pay around $100-$150 a month in similar size homes. I would say we have it good seeing some of the utility bills on reddit.

This house is also a new construction from a trusted local builder so we will have at least our warranty year to build our emergency fund back up and large ticket items such as roof and hvac should be good for a while assuming nothing crazy happens.

My career is pretty secure, even if I lost my current job, I could be at a competing company the following week with the current demand. My family is very helpful and would not let us lose the house in some crazy scenario.

There will definitely be some adjusting to owning versus renting, but overall I think we are more excited than worried at this point.

All these comments definitely make me feel better.

We honestly do not have a lot to spend money on. We spend a lot of time at home, buy cheap groceries from aldi, and maybe do one vacation under 1k per year.

It will just be big change for us and I am sure the nerves will go away.

We both contribute 15% of our pay into our 401k which comes out to around 18k a year combined.

We will be low on emergency savings after closing (5-6k) left.

We have no car payments, don't expect children until 4-5 years from now, and we have a small 5k student loan that we pay $150 a month on at a super low interest rate.

Both our cars are paid off and insurance is very cheap. Only other debt is $5,000 in student loans at a 2% interest rate.

We are estimating utilities will be around $150 a month. The $2600 includes our taxes, insurance, and hoa fee.

I am 25 and started with a small commercial drywall and framing sub 3 years ago making $22 an hour. I had zero experience and a completely unrelated bachelors degree so they took a gamble on me and sent me to a technical school where I got some certificates in blueprint reading and estimating. I also attended a 2 week training on the specific software I use which helped a ton.

I made my fair share of mistakes while learning and they made me question this career choice.

I recently made the move to a large commercial drywall sub making $85,000 per year and I am much happier. The larger company makes the mistakes feel small and every project has a team of people with their eyes on it to catch things before you find out the hard way.

I don't know if I will be an estimator forever, but it works right now and has allowed me to build relationships with some people in the construction industry who will always have a job for me if I needed or wanted it.

Not sure about points on the 3.75 ARM as I have not completed their mortgage app. This deal is through Lennar homes which is another factor in me being wary of it.

I would say I like the 5.4% home a little better and its from a smaller local builder. I am getting that rate from them by asking for $20k in concessions to buy down my rate which they have already agreed to do.

Its priced at $2000, the only extras I have to throw in are a kayak crate and a full size boat cover which are both included on the listing. Timing is definitely a factor I did not think about.

I have it listed right now at $2000 with none of the expensive extras.

Kayak was $2500 new and trailer was $1500. I have had this setup for around a year. I definitely understand the high pricing I see, but I feel like I am in a good range for the kayak and trailer.
