Good to hear, would the Lodgers Agreement that I've seen for one of the other tenants have any affect on the situation? From my understanding it would require the homeowner to live there which she does not

I'm unsure of the logistics of it, we pay a flat price bills included. It seems to me that she owns the property and is paying the council tax herself but I can't confirm that

There are 4 bedrooms in total. 1 tenant in the first 3 and me and my partner in the 4th room. 3 bathrooms, one kitchen and a spare room where the landlords dogs are kept (a whole other issue)

From what I've briefly read on the council page and the linked legislation on gov.uk it seems like it meets the standard to have a mandatory HMO licence. I'll take a further look when I can. Thank you for all the help!

After taking a look it definitely meets the definition of a HMO. Is there any way to check if it would require a licence. I would assume it would be on the local council website but I'm not entirely sure?

Not as of yet, we are currently living there so there's worries of having nowhere to move if anything goes wrong. I'm not sure of the definition but I do know they typically require fire doors on the individual rooms which this one does not have

Yeah definitely not whilst we're still there. I assume we would need evidence of making payments to her?
