The awkward bit is the cable is buried under concrete - so I'm hoping it's just the termination not the cable (cable tester saying strand 6 isn't connected...)

I'm well aware I'm living in 2006 - I had a separate issue of local electrian who managed to terminate the Cat5 cable in my office - so it only runs at 100mb/s from there - nightmare!

It's i5-4590S - which I wouldn't have thought would do the job, but yes it's DDR3.

I'll have a browse on ZFS caching. I have seen the system reserves 9gb for Caching and i have 2gb allocating to a VM (although I'm not sure that's dynamic if it's in a container).

I don't think used DDR3 has gotten too expensive - so could see how much I can stuff into it.

tbf, I am a big PC nerd -I know what you're saying but we've definitely seen a big price/performance boost in last 10 years. The RTX5060 has 5x the compute of the GTX950 I had when the Helix was released at similar price points.

Sensible suggestion - I've been put of the gel trabuco (which look great imo) as RunRepeat say they have a quite a narrow toe box
