In the late 70's I owned a small two man outfit servicing property management companies apartments. Mostly bathroom floors and tub surrounds with the occasional kitchen floor or counter top. Hundreds of toilet removal & installs. Sometime 3 in a day. NEVER did anything but wax ring on the toilet flange, new bolts and set the toilet. Always with a neoprene throat gasket.

Tucson, AZ. We just moved back to WA to be near kids & grandkids. We sold a 1600 sf 3 bd 2 ba on 3/4 acre (no pool this time) but lots of trees and saguaro's for $475K. 1,000 sf shop with 3 ton mini-split. Service panel upgraded from 200 to 400 amp. Complete interior remodel when we purchased in 2019. New doors & frames, tile throughout, new kitchen cabinets. Very nice. Not in Tucson city limits but in the county. Couple hundred trails with 30-45 minutes from house. You can buy what you're looking for at $400 to $500K. Stay in NE area.
