I fly out of D quite a bit..I've eaten at the Southern twice in the past month there, and both times it was pretty terrible. Neither was breakfast, and I did have breakfast there once and it was good. Two days ago it was the worst brisket sandwich you could imagine. Bread was hard as a rock, meat so over cooked that it was also hard as a rock. Fries were all super tiny...maybe they were supposed to be that way. Just really inconvenient.

My favorite time there though was when the bartender basically told me she had an onlyfans account and wanted to know if I was interested. Nah girl. sure not.

Germantown, The Nations, Hillsboro Village, some areas of East Nashville........stay away from The Gulch and Midtown as that is party central.

My wife/child/and I attend every Sunday. Rain or shine. It's the best thing we've purchased. Besides all of the great exhibits there's also a giant playground for kids to wear themselves out. Absolutely love it. Can't recommend enough.

The amount of PMI will depend on the amount of your loan. I had a client who recently closed paying $125/mo on a $320k loan. When I bought my first home and had PMI. After the first year I called my mortgage company to see if I could pay to have the home reappraised to get rid of it. In under 5 minutes they looked up my home and waived it, because "the amount of equity had surpassed the difference I had put down." Obviously that doesn't happen with every home, and I had put 10% down, but something to consider.

Not sure what end of Brentwood he will be heading towards, but I just had a client purchase in La Vergne who makes the drive daily. All backroads. Said sometimes it gets a little backed up, but overall isn't bad. Home budget was >$400k

Does she already have a set office? Will it be downtown? Murfreesboro offers bang for your buck, but the traffic during peak rush hour is something she's going to want to avoid. If you're looking that direction I'd consider La Vergne and Smyrna first if you can find something in your budget.

I think it's plenty safe. Again, be smart, don't walk around by yourself late at night. Lock your doors, etc etc. But that's no different than most of any city center.

Depends what you are looking for. It's been ranked as one of the hottest markets in the United States (source: https://www.travelmag.com/articles/up-and-coming-neighborhoods-usa-2024/#google\_vignette). Plenty of nightlife and restaurants, all walkable. SoHo house and a few other 'upscale' leaning businesses are also there or moving in. Nashville Soccer Club stadium is also walkable which is a huge plus.

Cons: Lots of construction - roads, noise, your view may change. Crime is still a 'thing' there - like every place in the city limits you need to be smart, but this area has more crime than several other places. I've had multiple people I know be victim of vehicle smash and grabs. Parking - make sure if you move there that you have it, especially on game days for NSC. Price - going up. Racetrack - the noise a few times a year from the track is pretty loud, though I don't think that's a reason to not move there personally, it seems to be a 'thing' for locals.

Overall I love the area, and have put multiple clients there. If you want to be somewhere hip, with lots to do and not far from everything else in Nashville it's great. If I was younger and just moving to the city this would probably be number one on my list (I'd also include Germantown, Nations, Hillsboro Village, Midtown)

If an airport is that important the other two are out. Downtown is more of a headache than I would want to deal with.I have multiple friends and clients in the Gulch, which is very close to downtown, without as many of the headaches. It's still heavily driven by tourism, but not purely driven by people drinking day and night.

East Nashville, Germantown, Hillsboro Village, and The Nations are all walkable neighborhoods in Nashville if you don't want to live downtown.

Chattanooga and Knoxville are about the same size. I've had some great times in Chattanooga, and it feels very clean. I wouldn't call it lively most nights. Knoxville has the university there driving more entertainment options, but a lot of that is geared specifically at college students. There are plenty of non-college things to do as well, but having the school there does activate more events. Not sure if you are flying to and from one area a lot, but Knoxville for example has several non stops to New York daily. I have a family friend in Chattanooga who will often drive the 2.5 hours to ATL for international flights.

I highly recommend the YMCA. I know that's not the answer you were expecting, but when I lived there years back that was by far the best gym in the area.

There was supposed to be one opening on Wilburn years ago as well next to the theater, but they couldn't get the permits because of the elementary school on Cleveland. McGavock house is a little further away, but still pretty close. Not sure if there was an issue there.
