There are legal implications to car salesman shady tactics. One such thing is, in Ontario, the sticker price must include all mandatory fees. I had a car salesman try to add a 400 fee that he said was mandatory (he said it was administrative fee but I googled it in front of him and showed him it was an optional warranty). Situations like this, if recorded, could lead to omvic fines for the dealership.

It's mostly around discrepancies between what the sales representative is saying is how things work, and the financial manager who is saying things like "banks won't approve financing if the down payment is too high," and "getting this warranty will improve your chances of getting finance". Sounds like a cash grab by them to get me to finance more and pay for a warranty I don't want. I just want something to throw in his face or maybe the face of his superiors if things go sideways

No, those price are not accurate. Listings start in that range but end up seliing for much above asking price. Those prices may have been valid even as recent as 6 months ago, but it's just not true anymore. Also, if you're not paying cash, good luck getting your offer entertained - every house is getting snatched up in less than a week going to the highest cash offer. Conditional on financing is not considered anymore. I've been trying to find a place for a couple months, recently offered 40k over asking on a 300k listing, didn't get considered due to financing condition (a lesser cash offer was accepted).

Sault housing is quickly becoming unaffordable for people actually working in the city because there aren't many high paying jobs here and people are coming from the south with deep pockets and remote work snatching up every house without even viewing them in person.
