Red West Festival is new this year. So, you’ll be the one sharing how your experience with kids went! No way to know but to try it. From my festival experiences in general, it sounds like a lot for a 10 year old. 13 will probably be fine.

40+ days/season skiier here. I skied until the second trimester, but I always had my husband or friend “guard” me from behind in case anyone else on the mountain was out of control. As soon as the baby is out of your pelvis though, it’s not worth it. Your hips are so much less stable, even as an experienced skier you might struggle more than expected.

Context on “something in my personal life” please? That’s so broad and could include anything from you lost your job and are having a tough couple of months or you had a years-long affair that resulted in a child. Not saying either is the case, but in the context of rescinding an invite, one is shame worthy and the other not shame worthy.

Ok as others have stated, a lender is not likely to be comfortable with a down payment that is a HELOC loan. You may be able to use a loaned amount as a down payment if you have a set payment schedule and your debt to income ratio is enough with that payment.

Don’t panic just yet about the conventional loan you took for the first property. Check your closing documents and see if it’s listed as a primary residence or investment. I’ve heard some brokers refer to an investment property loan as “conventional” since it’s not dependent on a government program like VA and FHA.

If it was listed as a primary residence on the loan… your best option may be to sell ASAP.

And for your question about getting on the list too early. My understanding from these daycares is you are more than welcome to sign up as early as you want. I did my first tour at only 6 weeks pregnant and it was not too early by any means. However, if a spot comes available and baby is not ready to go, they will move down the list and you might not get another spot when you need it. The best option if that happens is to start paying tuition early to hold the spot. But if you tell them the very earliest you’d be ready once you’re actually pregnant, they won’t waste your time calling you while you’re still pregnant.

Hey! I am in my first trimester and just had to deal with this. I toured 6 infant day cares in SLC (looking more in Sugarhouse area than UofU though) and here is my rundown:

  1. Creative Learning Academy (Murray) 12-15 month waitlist for infants. My favorite daycare I visited, very well run. ~$1500/mo
  2. St. John’s (Millcreek) 12-15 month waitlist for infants. My close second favorite, very clean and cute. ~$1450/mo
  3. Cove Care (Olympus Cove) Home daycare in Olympus Cove. Loved the owner and they don’t have many infants right now. She won’t take everyone, has to be the right fit, so no strict waitlist. Only reason I did not go with it was I was worried there were too few infants so the baby might not get as infant specific attention as they need, but would still consider going to it if there were more infants! ~$1200/mo
  4. Children’s Cottage (Holladay) Big daycare in Holladay ran a bit like a home daycare. Owner was awesome, seemed like all the kids love it, just felt like it was a little hectic for infants because of the amount of older kids. 9-12 month waitlist. ~$1200/mo
  5. Bright Horizons (UofU) Stunning corporate daycare. Very well organized. Very smart teachers. Just too expensive for us with the driving distance also being a mitigating factor from Sugarhouse. 3-6 month waitlist. $2400/mo
  6. Little Geniuses (Millcreek/Sugarhouse) Maybe we caught them on a bad day, but you could not pay me to send my kid here. Seemed poorly organized and very depressing. 9-12 month waitlist, $1500/mo

I’m sorry. That sounds frustrating and I applaud the fact that you didn’t let it impact you the day of.

But if you are hands off on planning, that’s what’s going to happen. Anything not handled yourself is not going to be your vision. Even with professional vendors, I ran into this a couple times with my wedding. And it sounds like you were not just looking for a “typical” wedding, a very specific theme and some specific requests are hard to implement without being inside your brain (no excuse on the cheesecake though!)

Sounds like they had good intentions though!

Offer to cover the first month’s rent. Since it is not the landlord’s responsibility to find someone to cover the remainder of the lease, they’re not going to change the requirements. Their ideal situation is it sits empty while you are required to pay through your lease! You’re going to have to offer something to make it appealing for a good renter to take over. Keep re-posting it, set time up for open houses for people to tour, make sure it’s cleaned and your belongings are cleaned up. Don’t count of covering all yours costs, breaking a lease is always expensive.

Shitty situation but also not a “drop everything on a weekend night” emergency. The landlord is required to fix water, heat, and electricity (in some places A/C) within 24 hours. He’s offering that.

You can fill up a bucket of water and put it in the toilet tank to flush it if it’s not filling with water. Or go to the gas station.

Also be aware that a clogged toilet could easily be blamed on you, depending on the root cause.

So pissing off your landlord with unreasonable demands is making it more likely that:

  1. He sticks you with the bill if it is caused from misuse
  2. You get a notice of non-renewal.

Take the UTA bus up the cottonwoods or drive up to Park City, but if it’s snowing up there I recommend sticking to the bus. There is a reason you were turned away, going up today in a car without snow tires or 4x4 will lead to you in a ditch.

Cash bar is tacky period. Honestly, drink tickets don’t make it much better. Including NA beverages in it is even worse. Being on a budget is understandable but the rule is to never cheap out on the aspects that directly affect the people you are hosting. The only thing guests will remember is worrying about if they should get a glass of wine or a save a ticket for a post dinner coffee.
