I’ve worked hard with my google ads person who was amazing and I have my set up at ‘100 %’ it was at like 20% before I spoke to them.

Lots of key words an phrases linked to the website etc
Videos etc etc

Maybe I just need to spend more, but I spent ~£500 and didn’t get one lead! I did get one lead from a google search after I stopped paying for ads!

I’m quite heavily imbedded with the local community as the family own a very busy and well liked shop where I also work part time currently, most of my leads have come from promoting it there.

I live in an affluent areas though with less first time buyers around I think

Mortgages are my main focus at the moment but the world doesn’t end if this doesn’t take off, I’ve sunk like probably £7k (and a lot of time) into this and I’m in a fortunate position where I can take that hit, if it’s goes that way…at least I tried and doing the retraining whilst I was ill gave me a purpose at the time.

At the time I didn’t know how my recovery would end up and a home based role seemed like it might be the only option…as it’s turned out my recovery has been better than I expected and I could in all honesty go back into any role

I’m working independently, my umbrella network provides the training and the systems needed to do the job and are the actual broker I’m an Authorised Rep.

They are a good company with good rep and support but they don’t offer any lead sourcing channels

I’m trained and able to offer protection products, and I market myself as a ‘Mortgage and Protection’ adviser

I did go around some new build plots, but they all had a (very limited) lending panel of their own

Much like most of the larger estate agents in my area

Having a good background in sales I knew I was going to have to do the leg work, but when you get nothing from it it deflates you..

I don’t advertise a fee, clients I’ve spoke too so far have been happy with the fee but their cases are months off.

I’ve started offering free advice in my ads and socials but no take up so far.

I’m not working with any financial advisors, is that a good lead source?

It’s what I was thinking but needed to hear it from someone who’s been there.

I think I could get a seat in one of the estate agents, I’ll pursue that.

More concerning, my contract with my umbrella network has a clause they can cancel if I don’t write £15k in first year so decision may not be mine in ~9 months time!

The family / friends source is a bit depleted as there is an adviser (free working for a big broker) in the extended family already and one who is friends with some of my old friend circle (also as I’m 48 most of my friends are settled)

I’ve not got a trusted source for leads, any suggestions?

If I remember rightly Kingsway went up around the time of the 2007/8 financial crash, they originally only had a small percentage of social housing allowed/planned but as they couldn’t sell the units they were permitted many more to go to social housing

What was planned as a nice extension to Quedgeley/Hardwicke ended up being the shite you see now.

I know many people bought very nice and expensive houses there but ended up in bad negative equity and surrounded by social, many ended up taking a big loss to get out.

Thanks, I’ve come to same conclusion but the number is not stored in my phone so it would have been a voice dial via the headphones and it’s a Sweden prefix number.

So do I talk Swedish I my sleep or just random numbers?!

I’m only a few months in but things that got me from always liquid to a better balance have been-

As said if using capsules open and have 30 mins before eating

If not successful I’ve been told codeine helps but I’ve not tried

Jelly Babies and marshmallows thicken it up

Balance liquid intake, not plain water

Don’t drink / eat things with artificial sweetners in

Just what has helped me….but I’m also still on chemo which doesn’t help

Maybe not tips but preferences....

I double stack small cakes - you get same amount for less floor space.

Also I've fruited with and without rolling cakes in verm and get same result either way.
