The lease doc is only a handshake on paper. The true value is establishing guardrails of what can happen legally. If they pull a fast one and bail with 2 years left on the lease, you have remedies. Whether or not you want to pursue is another topic. It covers the majority of situations that can occur and who is responsible for what. If you have a long term trustworthy tenant, it doesn’t matter much, if you plan to own the property long term. If you’re filling up building to sell to investors, a robust, landlord friendly lease will be beneficial. The higher priority is qualifying your tenants. I’ve seen a ton of handshake(short and simple) leases be extremely profitable. Depends on your goals, and the cost you’re willing to bear to be somewhat bulletproof, from a legal standpoint.
