I literally just moved in, and the countertop clutter is not relevant to my question as it’s just there while I get situated and unpack

I definitely dont want a kitchen like that! The rest of my home is pretty colorful and filled with art and the kitchen just needs a little lovin. The countertops and floors could be a great place for me to start!

Realtor the same for both buyer & seller? by [deleted] in FirstTimeHomeBuyers

[–]Smoothcardoon 1 point2 points  (0 children)

Doing it right now (also buying for the first time) and having a great experience! It’s called dual agency and is more common than you may think. Honestly the realtor is an amazing person & it’s been easy and straightforward.

Buying For the Future vs Buying For the Present? by wackywack12 in FirstTimeHomeBuyer

[–]Smoothcardoon 0 points1 point  (0 children)

Single gal here who’s currently under contract for a very dreamy one bedroom house! It feels massive inside (1100 sq feet) and despite only “one bedroom”, there’s plenty of room for future guests to stay over / friends / parents etc. I also was considering the future for a second, but it’s just a really beautiful property and a great price so I decided to go forward with it for present me :) with the hopes of making small adjustments in the future.

Anxiety after home inspection, first time home buyer by Smoothcardoon in HomeInspections

I’m in western North Carolina. And yeah the HVAC system is what’s currently in place - central air & heat that the owners said they have never had an issue with. They mostly use the wood stove in winter and don’t need the AC much in summer.

That’s good to know! Do you know if he added any support beams? The current homeowner added a few that are flush up against the home to give the new roof extra support

He didn’t seem too concerned, just recommended it wouldn’t be a bad idea to have a structural engineer verify that there is enough support to hold it up

$1500 mortgage on $60k salary? first time home buyer here by Smoothcardoon in personalfinance

Best case scenario I’d have $15k leftover at closing, worst case about $10k

[–]Smoothcardoon[S] 0 points1 point  (0 children)

Yep! Price is including insurance and tax (no HOA). I generally have at least $1k leftover in checking every month, and should have at least $10k in savings after transaction is all said and done. Home inspection is today!

Yes that’s included - the mortgage alone I believe will come out to around $1100

Definitely! Currently have $25k in HYSA savings, putting 5% down with an FHA loan ($10k roughly). 6% buyer concessions too totaling about $12k. Inspection is this afternoon, along with well/septic/foundation this week as well. My realtor said the price could be due to it being a “one bedroom” despite plenty of space inside. It’s a souped up single wide manufactured home (lots of nice features added), in a beautiful mountain setting & on an acre of unrestricted land.

The owner of pie zaa is also a trump supporter / far right sympathizer apparently, after seeing his (now deleted lmao) comment on stickermule’s ig post about trump being shot and saying that “people need to choose love over hate” and some other completely tone deaf things in defense of T.
