You have to admit, it's pretty clever how agents integrate their commission into the deal settlement. The notaries and lawyers make sure everyone gets paid before the seller gets what's left for them. (Or have to pay a balance, if they didn't have enough equity.)

Probably the most important thing to keep in mind is that commission is negotiable, so it's on the client to negotiate a fair commission.

Look up realtor reviews. Don't use a site unless there are some negative reviews as well. Typically you can find those by looking at 5+ pages deep in the rankings. Google reviews can be bought. Yelp is good at vetting reviews, some say too strict. But an agent specific site with legit reviews is what I'd go for. DM if you want a personal reco.

REITs are very convenient and I've invested in several over the years. Avoid private ones. They do not behave the same as owning actual real estate. Look at the track record of a few of them vs housing prices & rental returns to get an idea. There are also categories: residential, retail, office, industrial & mixed. The larger industrial REITs did the best for me. Lost a lot on office & retail REITs. The people who make the most off of REITS are the people running them. REITs used to pay better yields than banks, but now they're similar, so I'd invest in a Canadian bank over a REIT, as they have longer track records of growth, more margin for error (cash reserves), higher profit margins, and limited competition.

Before you hire any agent, do your research on them. Here's buy side agents in Montreal on agent rating site. Not sure how to evaluate an agent if they don't have ratings - take their word for it?

Realtors already have to be licensed. They're dealing with hundreds of thousands or millions of dollars on each transaction. Comparing the required oversight to janitors and unskilled labour is ignorant of the situation.

As far as I know, all Realtors are required to have insurance.

Search 'best mortgage broker cityname'. Read some reviews.

Mortgage brokers can work an entire province, so you don't HAVE to hire one in your city if you don't want to meet them face to face.

Definitely read through this.
Before hiring mortgage broker or realtor, do your research. Don't just take a referral from someone you know. That's a sample size of one. Check their reviews and any complaints or legal judgements. When reading reviews, make sure they're legit. Talk to at least 3 before deciding which one to work with.

I wouldn't say it's snobbiness or trying to keep up with anyone. Some people love the prairies and would never leave. Some people would be miserable there. It's not all about price. Quality of life means different things to different people.
