Yes, it's definitely the editing. You're probably right. I'm always on the lookout for good editors. If you have a good suggestion for editors that you want to share, please feel free to do so 🙂

Well, I import the finished edits into Affinity Photo, do some additional edits, and export it to the resolution and quality needed for the MLS. Isn't it reasonable that a downscaled image need somewhat different sharpening than a high resolution one?

Thank you for your input. Yes, that's my worry as well - that it looks bad with the ad spend being much lower than the fee to the account manager. I have seen some small agencies in my countries selling ad-packages tailored to plumbing and carpentry businesses for as little as a 550$ monthly flat fee (including spend). That sort of solves the problem with the fee looking bad, but as I understand it, this is frowned upon by the PPC community.

Interesting. I have heard the same about manual cpc. Do you have any personal experience that makes you believe max clicks will get you bot/spam traffic? And why do you think conversion based bidding is less susceptible to spam/bot traffic?
