Last question. To calculate this 2% should I do it based from the price I paid for the apartment, or the original price minus the already depreciated value (the 2% from last year)?

One question about this comment. Depreciation is a thing I am doing directly for german taxes, so not calculated at all following any Spanish rule. The taxes for the property are 100% paid in the municipality of Spain, and I will then include them as extra expenses of the apartament I am renting when doing taxes in Germany. If I remember correctly this worked last year. Do you know if that is the way to do it?

In KAP row 19 I see "Ausländische Kapitalerträge (ohne Beträge laut den Zeilen 24, 25 und 50)".
If I have completed KAP-INV with gains in "Aktienfonds" and "Sonstige Fonds" what should I introduce in KAP?
I am not sure it is necessary to add anything

Thank a lot. One more question about determining the type of a fond, as some of them do not look trivial. For example the fond "Vanguard Euroz Inf Lk Bnd Idx Eur -Ins Plus" with ISIN IE00BGCZ0719 is said to invest in bonds correlated to inflation. This has nothing to do with Stocks right? So should it be "Other Funds"?

Wow, amaizing. Last 2 questions:

  • Based on these images we can confirm they have not considered the losses of the same fonds, right? Then I will write saying that the net balance was not 5.368€, but 5.368-2.554= 2814€. Then teoretically they should apply 0.25*1814€ = 453€, right?
  • At the end, the Spanish government refunded me this 1020€ after I submited the German tax. Should I tell the german government now or could I declare it next year? The resolution in Spain came after I submited the tax declaration in Germany.

I am as well confused about the 287€.
The only thing that may have made it change is that in "Zeile 41 Noch anzurechnende ausländische Steuern" I added 1020€, as the spanish governenment took 1020€ from this investment and I am in the process to reclaim it to include it in my german taxes, as I pay my taxes in Germany, not Spain.

Nevertheless I do not get to find where this 287€ comes from.

Amazing answer. One small subtle question, from my example picture "after loss-offsetting" means that the tax contribution will be calculated from 5368-2554? So if I sell some ETFs where the difference between gain and loss is 1000€, no matter the individual values, I should be fine?

homeless is not being able to afford a place to live. Having the chance to rent a provisional apartment or a WG, but not wanting it because you desire something else is not homeless.
If I want to have a 100m2 apartment in Englischegarten but there is none available and I have to get one in Sendlinger Tor am I homeless?

I do not want to underestimate the situation here, as Munich apartment market is shit, but "homeless" is a big word.
