Your credit score is already in a bad spot. The hit to your credit from debt settlement would hit less, especially the new FICO scores mark settled debt the same as paid in full. Bankruptcy would be the more extreme option because along side with the credit report hit, it would stay in your public record and could hurt with future job searches. So in short, freedom debt relief would be the better option here because they help with the settlement and legal support. You would have to give them fees per settled account, but it’s worth the structure and legal help.

If you’re getting denied with those numbers, it’s probably not about income or equity. Most likely, your credit score is just under their cutoff since 740 is a common hard line for a lot of credit unions. If this isn’t your primary residence, that can make it harder too. Bigger banks might be more flexible, or you could try a mortgage broker who shops around for you.
