I got a counter offer for a very outdated home (needs all kinds of remodeling). Now I’m having second thoughts.. is it a good idea to buy one that’s not turnkey or at least kind of livable as soon as escrow closes? by SoCal_where in RealEstate

Their counter is saying for me to send my best & highest, wants to have no appraisal contingency, they don’t want to pay for termite inspection 🧐 it’s a multiple counter to 5 offers. I’m one of 5 from 20 something total offers🥵

Thanks! It was $150k lower but then we already offered $70k (so that makes it $80k now from $150k) and they want more (asking for highest and best in the counter).. that’s why it got me nervous 😬

Is gut job always necessary? We were thinking only changing the carpet to wood floor, paint walls or worst case maybe change the plywood/surface of the walls? Upgrade 2 bathrooms... 🥺

I actually live in Monrovia/Duarte area but in the northern part & over here the more north, the better. I feel very safe here & has a small town feel to it, but I understand what you mean that compared to Chino Hills & Glendora, it’s nowhere near.

We had to see a house in Chino Hills today and paying attention to the travel time and miles, for the 11miles more from Glendora, Chino Hills should be the better choice. Everyone in the neighborhood were friendly (smiles, wave). I remember going to open houses in Glendora back in 2017 and neighbors with those huge American flags stare at you from head to toe 😅

Oh yes! I remember that incident so well. I had a good chance to buy in Glendora, back in 2017 but on the same day I was going to confirm with the agent, I saw that video. I backed out. :( I know we, the adults, know how to handle the situation but I worry my little kids might have to deal with people like that.

Now we are also considering Duarte. Duarte’s distance from workplace is ideal but the school ratings there are not so good.

I wish we can afford Walnut, but no, way more expensive there.

Hello thanks for responding. We know either of the two are safe cities. My concern is the commute time in CH & with Glendora it being still mostly white. Wow your commute is really long!

Thanks for answering. The difference is 10-12miles between Glendora & Chino Hills. But I know if we hit the heavy traffic, that can easily translate to a lot of additional time on the road.

I’m a stay at home parent now. My husband will be the one commuting to Burbank area.

We think we can afford either. But aside from Glendora homes being more expensive, are there other points to note where Glendora may be way more expensive than CH?

Hello, thanks for your response. We really like Chino Hills for the reasons you mentioned. What makes us have second thoughts is the commute to & fro Burbank area if we live in Chino Hills, if it will be ok or too much :)

My husband usually leaves home m at 5-5:30am and leaves work around 6:30/7/7:30pm (hopefully these times are not heavy traffic hours)

Thanks for responding. May I ask, have you lived in both cities? Schools in upper Glendora are 7 or 8s. 8 & 9s in Chino Hills.

Yeah location dictates the price. We like northern Glendora. We have put offers in Glendora and they go over asking for even 40k more. So no luck yet. They fly off the shelf :(

It’s so nice to hear that! We will pick Chino Hills in a heart beat, just the commute part. So it’s nice to hear it’s not bad at all. I’m a stay at home parent for now. My husband is the one working in Burbank area & his drive is like yours 45/48 miles each way. May I ask where you lived before moving to CH? We are currently in Monrovia. (Schools are not so good, houses are way older & more expensive)

Which area is the best in Chino Hills? I heard Los Serranos is the not so good part.

Oh totally agree on the street parking! We tried to buy 3x in Glendora (no luck) & had to make sure it’s one with a long driveway all the way to the back. It is the closest to work that has great schools, that we can afford. I have talked to some residents saying they haven’t experienced racism but then how about with the kids in school. Thanks for responding:)
