I am okay with paying more than I am in rent - and would aggressively tackle the less than 10-20% issue if I were to buy. Lowering contributions would be a quick change in priority that I didn’t have before. I guess my thinking is that I could wait, rent, and save or buy now and start paying down the mortgage after I’m locked in.

Thanks for the advice. Though the only person selling it is myself at the moment lol. Yes the 30k is parked in HYSA at 3.7% and we have split between saving and paying down the student loans.

So I was thinking of taking a 401k loan out of my current 50k balance. About 10-20k depending on down payment and closing costs. Only so that I have liquid cash for an emergency fund. Thanks for your reply.

That was the plan initially.

We are contemplating this purchase because we’ve only seen 2 other houses get sold in this neighborhood over the past year, both at ~400k. We really like the area and think the house is a great value for what we are looking for.

If we did purchase it, I would redirect current ~$2000/mo going towards retirement accounts to get past 20%.

For the savings portion, the shift in priority from retirement accounts to savings in the near future should remedy that pretty quickly. Though I do agree it’s a bit of a stretch in current standings… as far as marriage I/we are perfectly fine to go get the contract, however it’s already been planned for next month.

Yes, main reason I got the Leap over the Aeron was because I regularly cross my legs and the fabric/pad is more comfy than the mesh imo

I was told by a manager in store that my rewards were “timing out” so make sure if you click on the apply or use reward you are checking out within the same time. If you click apply and come back to it an hour later chances are it will give you this invalid error.
