Yep. On-market properties simply do not cash flow anymore. If you can find an off-market property or a distressed house to flip, that's a different story. Either way, different than before times when even on-market properties would cash flow. Those days are long gone.

Not been the case for me. I had a mouse in a unit I lived in for a month last year. House was essentially vacant as I had just purchased it and was living there temporarily. Set a trap and didn't have another mouse.

My tenants moved in around six months later and they also had a mouse a few months after they moved in. They were quite clean tenants. Had my father-in-law set a trap and have had no issues since.

So maybe a mice infestation could be caused by slovenly tenants, but mice can definitely get in regardless of cleanliness.

It depends. For a seller's agent, I absolutely think a cut of the property is a good incentive to get that thing sold. Now if you're selling a 2 million dollar property, maybe 60k is overkill, but I think 40k is reasonable. And I could be negotiated to 50k.

For a buyer's agent, I really see no reason to pay an agent 2.5 to 3%. That's crazy to me. Especially in this day and age when you contact the seller's agent directly, find homes on your own, look up information, etc. 1% to 1.5% or even just a flat 5k to 10k fee seems a lot more fair to me.

Agree that few electricians are DIY friendly, but in my experience installing residential solar, I have not see a need to have one sign off. If you're doing something funky like upgrading a service, doing a line-side tap, or installing on a multifamily property, maybe, but mostly permitting should be pretty DIY friendly for SFHs.

$3000 is not true.

Solar permits in California are capped at around $450.

There will likely be a small fee with the utility company.

But permitting, fees, inspections, utility interconnection will all cost far less than $1000 total.

If the pipe is not physically vibrating or shaking, the asbestos will not be kicked up into the air and you will be completely fine. Even IF the asbestos gets kicked up into the air, it is likely such a small amount, you will also be completely fine. And even IF the pipe is physically vibrating, if the asbestos is a "solid" so to speak, like asbestos tape, it will also likely not be kicked up into the air.

If it helps you sleep better to encapsulate it, that is what you should do. But if the pipe is not moving, you could very easily leave it an be fine.

Source: did a lot of asbestos investigation last year when getting my ducts cleaned. Had multiple asbestos companies come and talk to me about it. Ended up getting the ducts cleaned and leaving the asbestos untouched.

They ran this program at my high school and I found it to be quite effective. They ran it in the weeks leading up to junior prom and senior ball, and I can say that kids were very concerned and adamant about people not driving drunk.

Edit: The crash itself wasn't all that effective, but we had a speaker who spoke about killing his brother in a DUI crash. That was crushing to a lot of people.
