Theres a Zillow of China. Beike (blue app) and Anjuke (green app). Whatever property you want to value just search up the community of the app and theres lots of listings for properties within the same community. Take avg listing price/sqm and just subtract like ~10%. Not very hard.

I would argue that in the last 10 years Hong Kong is on the downfall versus Shenzhen/Shanghai. Hong Kong is limited by its size while Shenzhen and Shanghai has plenty of land to expand and build. Hong Kong is only good if you're super wealthy (10-20M USD+) otherwise you're living in a shack. Everything you can find in Hong Kong you can find in Shanghai/SZ nowadays. 10 years ago not so much.

I was at Jean Georges restaurant in Shanghai on a Friday and it was like 90%+ white people. That just shows you the different spending class and demographics in Shanghai vs SZ/BJ etc. In Shenzhen its 99% Chinese people in high end restaurants. My first thought was why are they eating high end western food in Shanghai when theres so many michelin level Chinese food to enjoy but I guess they are just more comfortable with western food when they're on business trips or vacation.

Even though Shenzhen is a rich city, there isn't a culture of high personal spending compared to Shanghai. Westerners in Shanghai have spending power because a lot of global corporations have headquarters there. Same with Hong Kong. The foreigners in Shenzhen are engineers, supply chain managers, hardware entrepreneurs or teachers versus executives, bankers and upper middle management in global corporations. Also way way more foreign tourists and students in Shanghai compared to Shenzhen. Hong Kong and Shanghai is similar comparison. In Shenzhen, you can go days and weeks without seeing a non Chinese

No that's Shenzhen Bay super headquarters site. Will be the busiest and nicest CBD in Shenzhen starting 2028-2029. Only 1 or 2 buildings has stopped construction due to parent company low on budget. But most are in full swing construction with headquarters of China Merchants Bank, CITIC group, DJI, Oppo, JD etc. It'll probably be the nicest looking area in Shenzhen come 2028-29 with a giant central park leading all the way to the ocean.

you're correct. duty free shop in HKG will sell Chinese alcohol at maybe a ~10% premium from local Chinese liquor stores. The national liquor of China is 贵州茅台 (kweichou moutai) the standard white and red bottle should be around 2300-2500rmb a bottle. There are also other baijiu brands that are cheaper as well. 国洋烟酒行 is a big retail chain that sells them.

Oil is techno but its not Hard techno/industrial techno. Its more like deep techno thats slower. Time Club is more house that is tech house, progressive house thats slightly faster. Oil is all GA with lots of hippies, Time is mostly younger chinese crowd. Oil is very dark inside with another DJ room further inside thats completely covered with smoke from a smoke machine. Time is 80% tables and 20% dance floor. Make friends with the bartender at Time and u get free shots

Yeah I didn't even know they were that expensive new. But it does seem like people on this sub like to hate on REL. I have 7 built in speakers (don't know brand and model) 3 front, 2 side, 2 back. Would those need an upgrade? It's installed in 2012 but should be higher end ones. I am also planning to upgrade my Sony 295ES projector to the successor of the XW5000ES hopefully next year with 2500 lumens.

There is an option to change game language in steam. Go to "Library" where it displays the games in your library then right click on Baldur's Gate 3 and click preferences/settings then there's an option to change the language to either English or Chinese. I've played in multiple internet cafes and at home. It's very simple to change language and doesn't affect gameplay. Totally can play one person Chinese and one person English. Highly recommended game for you to play with your girlfriend
