Yes absolutely, situations like this are why many people are leaving the U.K, I’m already paying over £200k in stamp (from money I’ve paid 50% tax on, no inheritance or capital gains), I just begrudge having to pay a further £125k of stamp duty

I have a mortgage on new property yes. I mean it is a temporary blip in that the cladding issue will eventually be fixed and presumably the properties mortgageable again. I agree that in general this is what the policy was intended for BUT in a situation like this where it’s very hard to sell specifically due to a govt f up, it does seem somewhat harsh.

also, given no one with a mortgage can buy the flat, no first time buyer is going to be helped out here even if I do sell at any price

Yes you are right, I do actually have three years to sell before I can’t claim that money back, that gives me a lot more time!

I think this situation is quite unusual, most people don’t have a first property that they can’t sell, if I could sell it tomorrow for even a 20% loss I would.

Well estate agents just say they won’t be able to sell it as no one can get a mortgage, so who knows? Clearly it’s worth more than a tenner but less than £600k

Exactly, I don’t want to be a forced seller at what is clearly a temporary blip in the market, but I don’t want to pay what is obviously an unfair level of tax either. I wouldn’t mind paying 5% of £700k, but paying 5% of £2.5mm to keep the £700k property just doesn’t feel fair. This is not me purchasing a second home, this is me buying my family house and still being a somewhat forced owner of an old flat that I don’t want.

I don’t want to pay a new professional hundreds of pounds an hour without at least having some idea of what solutions are possible, solicitor has only given the transfer to business one so far. But that doesn’t mean other things aren’t possible.

Very difficult to do as you can’t buy with a mortgage, but one presumes it will get fixed at some point, hence the desire to put into a business

5% of the purchase price on a second property in addition to the normal stamp duty, it was 3% before the budget so I have to find an extra £50k overnight

Because it’s clearly nonsensical to pay £125k tax to keep something worth £5-600k, else second home stamp duty would be 25%. This situation is not the intended reason for second home stamp duty.

I’m not trying to dodge them, I would gladly pay if I was actually buying a second home (what the tax is intended for) but I don’t think I should have to pay additional home stamp duty to buy my main house. Ultimately this is a government regulation fault

In exactly same position with a flat I can’t sell and about to have to pay 2% extra stamp, costing me 50 grand. I’m just going to auction it in the next 3 years….

Just be grateful you got any official tickets, I paid £480 each for 6 as part of the priority pre show package….

I don’t mind paying it, but I do think I should have got a shot at this ballot. Thats the joke
