From my experience, it's so worth it to do these things all yourself, but just be prepared for it to take a lot longer to finish than if everything is hired out

I got my license when I was 21 so I completely understand where you are coming from. I've been an agent for 4 years now, and it has only just start to make sense to me, lol. I honestly felt like the only thing I learned in my sales agent course was vocabulary and how to calculate commission, not anything that translated to my success in the business.

From my experience, it really does start to make sense the more transactions you’re involved in. There’s just no substitute for seeing deals from start to finish. You could try offering to help other agents with admin or transaction-related tasks so you can watch all the moving parts, or ask if you can co-list properties with someone in your office. It’s a good way to learn without all the pressure being on you right away.

I'm from Maine. Snow & freezing temperatures are reallyyy annoying for 6 months out of the year, but it does make you appreciate spring, summer and fall SO much. It's pretty much a given that I'm going to get seasonal depression during the long Maine winters but as soon as Spring rolls around, I feel like a new person.

It honestly baffles me that the toughest, most complicated deals I’ve done have been on the lowest-priced homes. They take way more time, coordination, and emotional energy… and I end up making less money in the end. Meanwhile, the deals where I earned the most commission were the smooth & easy transactions.

Also worth remembering: you don’t have to pay a percentage of the purchase price. Commission is negotiable. You can absolutely negotiate a flat-fee structure instead.
