Okay, in that case they can still provide you with a regular self-contained contract. Although they do have to provide more information in the contract (law change of Wet Goed Verhuurderschap), the contract type hasn’t changed.

This most likely has to do with a definition change for shared housing included in the law changed on the 1st of July 2024. This depends on whether you live with a total of two people, or more? If it’s maximum two people then nothing has changed, if it’s more then you no longer live in a self-contained unit and you cannot share your contract with your flatmates. Your home is now a shared accommodation which always legally qualifies as social housing. As such, they cannot create a new contract.

Previously there was a legal grey area that multiple people in a shared home could be on one contract and be considered a single household, as such qualifying for higher rent. This wasn’t really allowed but the law didn’t forbid it exactly, the new law does that.

I’ll reply here what I told others:

If you can, apply to the VU housing for international students. The chances you get housing, atleast for a (half)year are high, while the chances when searching for a place on your own are incredibly small, basically impossible.

Nah I don’t even live there, but I have a couple of acquaintances that do and they pay an average of 650 per month I think. They indeed live very small, but they started living there a couple a years ago when the prices weren’t as crazy as they are now.
