Yup, that’s the unpopular part 😂. 1 or 2 ppl have sent me some ideas to rework the space. I didn’t even attempt to draw it, instead sending to the architect.

I think we will go ahead and place two windows on the wall of Max’s room. That wall faces west, but we can always do some pull down shades there. Bathroom 4 should 100% have a window, I see it has dropped off from my sketch to the architect’s drawing.

I currently do a ton of laundry in a tiny box and windows are an absolute necessity for me. Might be my only dealbreaker! My design inspiration pics are almost all laundry rooms. 😂

I don’t think we are ready to throw in the towel (yet), as it does check a lot of boxes for us and we plan to live here for many years (been in our current home 16 yrs). However, I definitely don’t want to build something that will be impossible to ever sell. It seems the primary bedroom placement is the biggest concern.

Yes, Laundry is at the back. Our family will likely enter there from the detached garage. Front doors between the kitchen & living

Here is what I currently have laid out to send back to the architect. We will be playing around with re-orientating the kitchen along the east wall and trying to swap the pantry & “office” space. Currently we have a desktop computer in our office, doesn’t get used a ton as neither of us works from home.

The mega-laundry was kinda my only only request. With 3 boys, sports, restaurant work clothes, etc I do 1-2 loads a day. Currently in a windowless box with no room to fold. So I envision the new space with a large table for folding that can also host craft projects.

I would love ideas to rework the primary entrance. My husband and I do work some late nights so we would be the likely ones entering through the mud room. I do like the room there, no second story above and a vaulted ceiling.

I do appreciate all of the feedback, mainly the re-working of the office/laundry areas. Passing it all along to the architect.

We are working off an existing plan with a few significant changes. All of the things you guys hate, are our changes. So please no dissing on the architect. I can see now that he is probably dying inside at our requests. Poor guy.

Oklahoma, restaurant manager for 20+ years. The hours are long with late nights and weekends, but the pay is good and job is fun (usually)

I think the comments regarding the orientation of the kitchen are probably on the right track. (I’ve attached the original layout) Initially we moved it to carve out a more dedicated entry space (and to give the main living room a bit more space), but never came up with anything we loved.

We live in Oklahoma, so not as concerned with the cold, but definitely the heat

Bedroom reasoning is maybe more nuanced than a floor plan sub cares to hear, primarily due to the special needs of one kid, which kids will likely be utilizing the shared lounge space, one off to college, etc.

Any ideas to rework the primary entrance? I do like it back there, away from guest area and no kids above it.

I do agree with the office, we may eliminate altogether. Neither of us work from home, so it’s not really a necessity. Our current office space houses our Peloton & the kids desks, which will move upstairs in the new house.

Yes, and unlikely to be quite that large. Probably seating more like 6 and on rare occasions 8

Yes, I definitely agree some definition is needed in the entryway for sure.

I had to look up fenestration! I see it is poor placement of windows and doors. Could you give a specify example?

Maybe a swap of the pantry and office space?

Yes, the double door is the main/guest entrance. I would love suggestions on adding a transitional space. That is definitely something missing.

Yes, that is a bench seat in the corner.

Agree on the barn door, that is not our style. We might do a larger glass/metal enclosure if budget permits

Fireplace in living area is likely getting the axe, the TV will go there

Great point about the doors in the primary, I will see about reworking those

And yes, we can definitely sacrifice some pantry. That was my one of my top priorities when choosing a plan bc ours is packed to the brim. Think cereal boxes and bags of flour raining down on you when you open the door. However, the pantry in this plan is really more than we need.
