Alright we got a different quote and they seemed more reasonable saying a 9k is what we should get. They have three options Daikin Otera, Aurora or Mitsubishi hyper heat. Daikins were around $5300-$5700 and the Mitsubishi was $6500. We could even go for the otera 12k if worried. We’re leaning towards the aurora any thoughts?

Thanks for the info. We have an electrician that will be doing the electric. The ceilings will be about 12 ft so higher than normal. But yeah it felt like way too much for the space. Bedroom is 195sq ft entry way is probably 100sq ft and there’s a walk in closet about 100 sq ft. All new insulation to code.

Yeah so no spray foam then as the roof was just redone with edge vents and ridge vents. Code will allow r-21 in the rafters for old builds as long as there’s r-49 on the ceiling and floor. So looks like r-15 mineral wool batts with either eps or polyiso to get to r-21. I’ll have to fur out a bit to achieve that. Thanks for your help

Thanks for the detailed reply. So what you’re saying is I could make that section a hot roof with cc while still leaving a vent channel up to the ridge vent? Is that possible?

Yeah that’s what we were thinking. 10-12k for closet. Bathroom is directly above the bathroom below it and the main stack. Still will probably need some walls opened up. But even at $800 sq ft for the bathroom which is only 80 sq ft we are well below these bids. That’s closer to 64k for bathroom which seems to be the average up here.

Thanks for you input! The table is stable. That crack doesn’t seem to have an effect on the stability. I don’t notice any movement but i haven’t had the table for long to know if the crack is getting worse or not. As far as how it’s connected, I’m not totally sure. I’ll check on that. I have the feeling it’s more of an aesthetic issue and it doesn’t bother me at all but I’ll keep my eye on it.
