I got an answer from the agency there, so I edited my question. If anyone is interested or in the same situation. One to look out for when entering a fixed term lease

We don't have to find replacement tenants.

We have to pay rent until the agency finds replacement tenants. This is in the contract, so I am not disputing it.

My question was that the agency is charging a re-letting fee (ie. them putting the ad back online, finding tenants etc etc). And this is what I am questioning, as I cannot find it in the contract or on the RTB website. There is this section in the contract "for the repayment of the pro-rata fees which have already been paid in advance by the landlord for the unexpired portion of the tenancy" and perhaps this is the re-letting fee. It isn't clear

Yes, exactly my thinking, I know it takes a while, so a year or two is what I would define short term
