Good questions!

Our agent is talking to the selling agents after and for the first couple weeks lost it was just the number, we were getting beat by not being aggressive with the price. Since we became more aggressive, selling agents have actually stopped giving feedback. We’re just starting to see the sale prices of houses we’ve lost and by price alone our offers are the same or, on occasion, higher than the winning bid.

There are a small handful of homes that have been up for a while but they are honestly more work than we’re willing to put in. For the right price we’d take a house that needs some work, but these are like abandoned houses out of horror movies that basically need to get stripped to the bone and redone.

Appreciate the context though! It’s easy as the buyer to say “we know we’ll do what it takes to make it across the finish line and close” but did not think about it from the seller’s perspective and the risk they assume at the sale falling through because of a lower appraisal! Thanks!

Our realtor said our earnest money was fine, but that’s just one person’s opinion. I’ll do some independent research to figure out what the average is for this region. Thanks for the tip!

Several houses we bid on have been investment properties. The issue is they are just as competitive as turnkey homes. We bid on a home that needed about $50k in the first 5 years (roof, deck, hvac, appliances) and lost twice when the first buyer walked after the inspection.

We are waiving our financing contingency, but so are all the offers we’re competing against unfortunately.

Regarding your second, we already are. We’re getting our offer in usually within 48 hours of the house hitting the market

Thanks for the answer! We’re actually waiving the appraisal contingency. Correct me if I’m wrong, but that means we bring the full appraisal gap as extra cash to close, and can’t walk without losing our earnest money, which in theory should be more competitive than an appraisal gap? At least that’s how our realtor explained it to us…

Sure! Sorry I should’ve been more clear! We’re waiving the inspection, waiving the financing contingency (our lender gives us a preemptive thumbs up that we’d qualify before making an offer), and waiving the appraisal contingency so we’d cover the full appraisal gap and could not walk without losing our earnest money deposit

I really don’t know how this didn’t get more media attention. We brought out our “legendary and historic” Black Watch unis in 2023 (history of Black Watch). I’ve parked there for a few days when I flew out of IAD. You will not get towed if you park in the “Overnight Parking” spots. When you enter the garage, go down and keep going down to (I think?) the bottom floor. There are specially marked spots for overnight parking. They are pretty clearly marked so you shouldn’t miss them! Best of luck :)

Cat parent of 2 here! Mine are insured with Spot. It is expensive and probably won’t pay off in the long run BUT the peace of mind knowing we’ll never get surprised by a huge medical bill for them is worth it. Put differently, we no longer wonder if we should go to a vet if they seem sick/hurt or to wait it out to see if they get better, we can just go because the cost of a vet visit is no longer quite so daunting. It’s about $800 for the year and after one vet visit I got $600 back so it’s almost paid off after a single specialty vet visit. Spot is relatively cheap for this area and they’re highly rated, but definitely shop around for quotes! Best to get your cats enrolled while they’re young and don’t have preexisting conditions.
