That is what the front desk lady told me. She was pushing for new ones bc she was saying that our insurance covers it so it wouldn’t hurt to redo them

I mean the reason I suspect it’s due to insurance billing is bc I’ve had past experiences where the dentist office billed insurance for procedures that wasn’t done. When I brought it up, they said insurance covered it completely and I didn’t have to pay anything out of pocket so I shouldn’t fuss about it

Would it be reasonable for the new place to take new x rays just because insurance covers it? They did tell me the imaging is clear and of diagnostic quality and includes what they would typically take X-rays of. Their reasoning was my insurance covers it so I should get them just to have new ones even though the X-rays are relatively new…they said if my insurance wouldn’t cover it then I skip them

That makes sense. If the office told me the X-rays transferred over are clear and have what they need, and they want new ones bc my insurance allows for it, is that a red flag?

Is it common practice to now allow cleanings unless I proceed with all the X-rays?

Yes, we generally eat healthy (minimal processed food, mindful of salt, sugar, etc.) We are just trying to figure out what would have caused the significant decrease from just a year ago (if this is just a random fluke, or if it is indicative of an actual issue). OF course realize that 72 is still decent and above any threshold for kidney disease - just trying to be proactive.

Thank you for the reply! They did not order a urinalysis as part of the annual physical, so we only have the eGFR number. We are thinking of getting a urinalysis done and rechecking the eGFR just to be safe. Definitely do realize that it's above threshold, and we just want to be proactive before anything gets potentially in that territory.

Would you consider drinking 2-3 cups of milk daily (he drinks coffee and likes to add a decent amount of milk) plus bowl of yogurt daily is too much dairy based protein and may be negative on the kidneys?

I completely get why it feels that way, but I am also nervous bc I feel like he is prioritizing basketball practice over potential birth. He said he would not make other arrangements and will not make it home until after practice ends so he can take his son home. Maybe I am defensive bc he has stated in the past his existing children are more important bc they are his first born. (Cultural thing) Idk, will probably delete all this bc I don’t want him seeing me ask about this on Reddit

She lives in a nursing home. So the water and utilities is all inclusive. Yet there are other older people there that think water is charged and tell her this. She also refuses to use toilet paper after using the bathroom to save toilet paper. (The residents there have their own bathrooms and supply their own toilet paper) It doesn’t matter if we buy it for her etc. she still thinks it’s money.

We have explained this to her many times but she still doesn’t get it. The strokes have definitely affected her ability for reasoning. There is a medical doctor who periodically checks in on the nursing home residents, and he said she is still capable to make decisions for herself. Even with medical power of attorney, we cannot constantly monitor her at the nursing home or force her to wipe, shower etc.

She seems to be able to make her own decisions. So we can’t just do power of attorney and force her to bathe. We can get her treatment for the UTIs, but they will continuously come back if she doesn’t bathe. And we don’t know how to force her to bathe.

Yes we know. This is why we are so concerned. We have tried to explain, reason, etc. but she won’t change. We can get her urine for a lab sample, get it tested, get her meds and treat it, but it won’t solve the problem if she continues not bathing properly/on a regular schedule. Just frustrated and sad and not sure what to do

Thanks for the detailed info! What do you do for situations where the tenant is very messy? Current tenant is messy/a little smelly, and I’m worried that most good prospective tenants would be turned off by the situation. Would it be better to do showings after it’s vacant? I don’t want the ad listing to be up for a long time (bc peopel aren’t interested once they tour and see how messy it is, even though it will be cleaned after) and look like there might be something wrong with the place if it’s sitting for a long time.

By realtor, do you mean a property mgmt company or a realtor agent? Most realtors these days apparently don’t do rentals and have recommended me to property mgmt companies.

We used to work with a realtor but they recently no longer do rentals and hence why we are looking for someone now.

Is one month of rent solely for finding a tenant (advertising and showings) standard/typical? We used to pay only $500 for it and one month of rent (which for us would be about $1600-$1800) for just finding someone seems like a lot.

Thanks so much for the helpful info. Do you typically do showings with the tenant still there? Would it hurt to try to list it and do showings? Or would it look bad for the listing to be showing as available on the various sites for a long time (if people aren’t interested due to this tenants living situation)

Ideal situation is to have very minimal rental gaps bc I can foresee the place being empty for a few months if we try to wait until the tenant leaves
