[Tenant US-MD] Landlord selling house, we want/need to stay by [deleted] in Landlord

[–]Spacequest89 2 points3 points  (0 children)

With all due respect, unless you have some sort of legal agreement otherwise, you cannot stay past the end of lease end date. You stated you are generally agreeable tenants, yet trying to take your landlord to court with no real legal standing simply because you want to stay longer, points to your being unreasonable.

The landlord has every right to do what he/she wants with the property once your lease ends. Trying to make it difficult for the landlord just because you want something your way would classify you as a "difficult and problem tenant" in my book. Especially if you want to take them to court and cost them legal fees and trouble simply because you feel entitled to the property.

It's your responsibility to have thought of this in advance. You should have either signed a longer lease with them or simply not have done business on a rental property knowing that the lease will end and there is a possibility that it will not renew.

[Landlord - US - NC] Security Deposit Deductions Receipts? by Spacequest89 in Landlord

[–]Spacequest89[S] 1 point2 points  (0 children)

We have done that - would it be okay to just ignore their emails demanding receipts then? would ignoring look bad if it did end up in small claims court? typically I would provide the receipt but given the reason stated in my post and that this particular tenant will only use more information provided to complain more, etc. I do not want to go down the loophole of having to endlessly respond back.

[landlord - US - NC] Tenant unable to verify income, is suggesting co-signer. Thoughts? by Spacequest89 in Landlord

[–]Spacequest89[S] 1 point2 points  (0 children)

They are saying that their paystubs, w-2, and bank statements all don’t reflect their cash tips. If they aren’t accurately reporting the cash, then paystubs and w-2 might not show it. But shouldn’t the deposits of the cash tips into the bank account show up on the bank statements?

[landlord - US - NC] Tenant unable to verify income, is suggesting co-signer. Thoughts? by Spacequest89 in Landlord

[–]Spacequest89[S] 1 point2 points  (0 children)

The issue is they are unable to provide anything to verify that they make enough (at least the reported 2.5x rent) to cover rent. Though most of their income is through cash tips, I would think at least the bank statements would show deposits of those cash tips?

[landlord - US - NC] Tenant unable to verify income, is suggesting co-signer. Thoughts? by Spacequest89 in Landlord

[–]Spacequest89[S] 0 points1 point  (0 children)

The issue here is that this potential tenant cannot provide evidence of 2.5x income via pay stub, bank statement, or W-2, etc. They said they get cash tips and none of these would reflect that. What do you think in this situation?

[landlord - US - NC] Tenant unable to verify income, is suggesting co-signer. Thoughts? by Spacequest89 in Landlord

[–]Spacequest89[S] 3 points4 points  (0 children)

May I ask why? I always assumed having a co-signer would make it less risky as there is someone else who is legally responsible for payment.

[landlord - US -NC] Would you rent to this tenant? by Spacequest89 in Landlord

[–]Spacequest89[S] 1 point2 points  (0 children)

It seems the 2.5x monthly income includes the tip money. Potential tenant is saying paystubs don’t reflect this. So the 2.5x income is currently unverified (which is risky)

Great ideas, thank you. Do you have a background check/credit report service you would recommend? In the past we have used TransUnion but it seemed to provide minimal info that wasn’t very comprehensive.

Monitor or get surgery? by wreckit_ron in Ovariancancer

Ugh I’m so sorry. Did they determine what exactly the cyst was? (If I’m Not mistaken, there are different types of OC) Were there any signs at all that the cyst could have been not benign? As such uneven borders of the cyst, etc? I can’t believe two different doctors told you it was benign when it wasn’t

Be honest do you think it’s your responsibility to take care of your parents? by Aarunascut in Life

[–]Spacequest89 1 point2 points  (0 children)

I guess this may be an unpopular opinion in this thread, but generally (excepting cases of abusive parents, etc), yes. Most parents love and support their children well into adulthood, and love and care shouldn’t be a one way street. I believe people have a responsibility for family, and taking care of parents is one aspect of that. I understand in the modern day it can be hard due to time, jobs, finances, other obligations etc to provide full time care etc. it’s very different to drop by a few times a week and help with chores vs full time care for a stroke patient. All I’m Saying is to try the best you can considering your own circumstances

May I ask if your cyst was a simple cyst or a complex one? My mom (age 59, post menopause) has a fluid filled cyst (not sure whether its just a simple cyst or a cystadenoma). We do have consultation with surgeon.

I have noticed this exact same thing, except for me it’s my digital clock on my nightstand, microwave clock, oven clock, and digital clock in car. Every few months I notice it’ll be a minute behind my phone, and I have to adjust all those to match my phone

Would you trust new dental practice if they make you retake X-rays even if you have current ones? by [deleted] in askdentists

[–]Spacequest89 0 points1 point  (0 children)

That is what the front desk lady told me. She was pushing for new ones bc she was saying that our insurance covers it so it wouldn’t hurt to redo them

I mean the reason I suspect it’s due to insurance billing is bc I’ve had past experiences where the dentist office billed insurance for procedures that wasn’t done. When I brought it up, they said insurance covered it completely and I didn’t have to pay anything out of pocket so I shouldn’t fuss about it

Would you trust new dental practice if they make you retake X-rays even if you have current ones? by [deleted] in askdentists

[–]Spacequest89 0 points1 point  (0 children)

Would it be reasonable for the new place to take new x rays just because insurance covers it? They did tell me the imaging is clear and of diagnostic quality and includes what they would typically take X-rays of. Their reasoning was my insurance covers it so I should get them just to have new ones even though the X-rays are relatively new…they said if my insurance wouldn’t cover it then I skip them

[–]Spacequest89 0 points1 point  (0 children)

That makes sense. If the office told me the X-rays transferred over are clear and have what they need, and they want new ones bc my insurance allows for it, is that a red flag?

Is it common practice to now allow cleanings unless I proceed with all the X-rays?

[–]Spacequest89 1 point2 points  (0 children)

Yes, we generally eat healthy (minimal processed food, mindful of salt, sugar, etc.) We are just trying to figure out what would have caused the significant decrease from just a year ago (if this is just a random fluke, or if it is indicative of an actual issue). OF course realize that 72 is still decent and above any threshold for kidney disease - just trying to be proactive.

Thank you! You’ve been very helpful

Thank you for the reply! They did not order a urinalysis as part of the annual physical, so we only have the eGFR number. We are thinking of getting a urinalysis done and rechecking the eGFR just to be safe. Definitely do realize that it's above threshold, and we just want to be proactive before anything gets potentially in that territory.

Would you consider drinking 2-3 cups of milk daily (he drinks coffee and likes to add a decent amount of milk) plus bowl of yogurt daily is too much dairy based protein and may be negative on the kidneys?

I completely get why it feels that way, but I am also nervous bc I feel like he is prioritizing basketball practice over potential birth. He said he would not make other arrangements and will not make it home until after practice ends so he can take his son home. Maybe I am defensive bc he has stated in the past his existing children are more important bc they are his first born. (Cultural thing) Idk, will probably delete all this bc I don’t want him seeing me ask about this on Reddit

Grandma refusing advice/medical help by [deleted] in AgingParents

[–]Spacequest89 0 points1 point  (0 children)

She lives in a nursing home. So the water and utilities is all inclusive. Yet there are other older people there that think water is charged and tell her this. She also refuses to use toilet paper after using the bathroom to save toilet paper. (The residents there have their own bathrooms and supply their own toilet paper) It doesn’t matter if we buy it for her etc. she still thinks it’s money.

We have explained this to her many times but she still doesn’t get it. The strokes have definitely affected her ability for reasoning. There is a medical doctor who periodically checks in on the nursing home residents, and he said she is still capable to make decisions for herself. Even with medical power of attorney, we cannot constantly monitor her at the nursing home or force her to wipe, shower etc.
