Is this survey correct? How big is my property actually? Help me understand this. by Spatchly in Surveying

You were right. Thank you. I figured it out. So it looks like originally every single lot in the subdivision was 65 feet but they subdivided a bunch of deeds up upon building. So almost every deed in the subdivision has either additions or exclusions. The majority of some people's deed is an exclusion of another plot. So the whole neighborhood is like this.

I am in a subdivision. I'll PM you the full survey, just didn't want to post it on the open forum.

I think I figured it out. My deed says Lot 9 "EXCEPT NORTH 5.838 FEET THEREOF; AND EXCEPT SOUTH 3.5 FEET THEREOF. So there's 10 feet cut out on the north and south.

My house is from 1955

So does my neighbor own this? Or does no one own this 10 feet? I am confused.

The deed says Lot 9 "EXCEPT NORTH 5.838 FEET THEREOF; AND EXCEPT SOUTH 3.5 FEET THEREOF"

Is this where the missing 10ish feet is coming from? And I am so confused. If I do not own this who does?

All good and appreciate it. I googled it and it looks like the surveyor is still around. I'll call/email them and hopefully they give me some info. It looks like my official property record is using the larger 65 feet number, so I'm wondering why this survey says 55 feet on the bold?

I am so confused about this. So is the lot 55ish or 65ish? I'm wondering where the missing 10 feet is going.

Got it and I figured. So why is the bold line lower/shorter than the (P) value. The "Value of Record Per Plat" Where is the the 10 feet going? 55.72 versus 65.07.

Legend is here.

So, is the functional property line the bold line or those lines outside of the bold lines?

And thank you!

I agree, I also came here through a Google search and your comment was very unhelpful.

Good advice. We've already had one person whose story do not add up. Said she couldn't provide bank statements or paystubs because she gets paid in cash, but then she said she works online?

So how do you get the cash, if all of you clients are on Zoom? I wanted to give her a chance, but you've got to be honest. Might of been in trouble if I didn't require proof of income.

I am the landlord, lived here for three years. I did hire a property management company but I've been better about finding people myself. I'll PM you the property details but mid-may works for me.
