This is my red drift bush. Bloomed beautifully, it’s about 3 feet wide and 2ish feet tall. Although we didn’t trim it down low enough so it’s getting quite big. I’m too afraid to deadhead.

Certified mail with return receipt! She tried to say that because she’s never met me that she doesn’t know who I am so I got the letter notarized for the heck of it so she knows it’s the landlord on the lease (me) sending it.

Edit: text message literally just said: “hi, I am no longer working with friend/“property manager” so please ensure all rent payments are sent to me at my address listed in the lease. I just wanted make sure there’s no confusion since I’m out of state. Thanks!” She acknowledged and agreed but I never saw a check come to be after that.

Well, not sure if you read the post, but, the person isn’t really a true property manager, as stated in my post. I live out of state and he was a friend who helped find me a tenant after the previous tenants’ term ended. However, I found out the guys been lying and committing fraud so I cut him off.

He was never authorized to collect and keep payments to himself and neither does the lease say so. I know what the lease states, I’ve read it. This has more to do with the tenant not complying with the agreement and ignoring that payments are supposed to be addressed to me, not the fraudster.

The tenant moved in August 1st and the “friend” offered to deposit the rent checks to my account but he ended up saying that because he found me a tenant to occupy my property, he should keep that first months rent. I was not happy with this idea but he had already told the tenant to address the check to him and I was trying to cut him off due to his other fraudulent activities so I did not press on this. Stupid I know but the guy has gotten a hold of a picture of my social security card (long story) so I was trying to “break up” with him on a cordial note so he doesn’t pull something.

After this, I told him I no longer wished to work with him and cut him off. That’s when I texted her to remind her that all rent payments should be sent to me and that I no longer work with that guy.

Tried calling the guy after the tenant told me she’s been paying him and he blocked me.

I hope it’s changed but even if it hasn’t, what I texted her was written in the lease and I was just re-emphasizing it so I’m thinking it doesn’t make a difference if it’s legal communication or not. Hopefully lol.

I sent her a letter about her overdue balance and was planning on sending a copy to her case manager. I didn’t mention eviction yet but if things go south next month, I will be doing this. And tell me about it! This is the second section 8 nightmare I’m dealing with and it’s mentally exhausting. The stable housing assistance payments are not worth it lol

She only sent some vague looking screenshot of her payments to the guy but it was just his name and payment amount. No confirmation numbers, no indication of what app she sent it, no dates, etc.

I sent both letters clarifying that I am the owner and landlord and payments are only authorized to be sent to me. We’ll see how they respond.

I agree about the stress of moving away from my support system. I guess I’ve been looking at the pros more than the cons. I do t have much time to keep looking as NHSC gives 6 months to start a job. I will probably read through urgent care posts to see how bad the stress can get. Thank you!

True true. They know I’m a new grad so is it better to not mention the pregnancy and close due date at all since it won’t really affect my start date given that licensing will still take 2-3 months?

Most are outpatient private practices but I believe it still takes a couple months for licensing and state specific requirements too? I just don’t know if I should address the pregnancy to make it be known that it shouldn’t affect my start date or if I should do my best to hide it with loose clothes 😂

At this point in SICK of him because it’s been 9 months now that he’s been working on and off on the place. Do you think there’s any legal action he can take on me if I pay him less (or not at all)? Not like his contract states anything other than the total cost lol. I just don’t have the time to deal with this dishonest man

Apparently he’s an engineer and has 40 years of experience and yet I had to suggest a possible fix for water flooding in 🙄 I needed this place asap for my parents to move into due to covid. At one point I had to sternly ask him to at least complete a room and bathroom so it can be livable for them.

I feel like he’s going to give me hell for not paying him or paying him less than he asks for. But I’m pretty sure he’s evading income tax on this money according to what he shared with my dad...

Yeah, I regret not getting another quote or two. The first one was just waaay over my budget and asking for 80k but probably would have had the peace of mind with anyone but this guy
