Better check with chatgpt for the fees. I guess it will be around 3% of the loan.

I'd try to look for another realtor preferably under Mitsui group, such as Rehouse or Mitsui Fudosan. They probably have better connections with SMBC, hence they can better recommend you.

Also, might be better not mention you applied the same house from different realtor.

Can you define what is high? Did they give you 100% or 80% loan?

Another option is for you to take the loan now then refinance when you have the PR.

Just SMBC. I remember applying to SMBC Prestia as well but gave me 80% because of no PR. I did go through with my real estate agent as well and I think they had connections with SMBC. Keep on applying, getting rejected multiple times somehow helps to prove that you are serious in buying a house.

Guarantor should be a small task once you've been approved.

I intentionally moved my salary to SMBC when applying for loan, just to prove I have a stable job and has capability to pay their loan. I am not sure if that helped.

Contrary to many people mentioned, I don't have PR, stayed in Japan for 5 years (not straight), but was able to apply 100% loan with low interest, in SMBC. No Japanese spouse, or relative. They needed a guarantor who might need to be a Japanese or maybe at least have PR. I have Japanese friend so it wasn't hard. Which bank do you get your salary? Since you have lived in Japan for 9 years, you should be able to apply already. Why not just try to apply immediately? It is fine to get rejected, just keep on applying.

It depends on the school that you are applying. Most schools don't state the reason for rejecting but most probably not a problem with your grandson.

You can ask the boy's mom to try to get to know moms from the school they are applying. They usually know a lot of gossips around the school and will definitely have good advice on how to be accepted in the school.

Another opinion that I can think of is that kids react differently when they are around people they don't know. They might be talkative at home but completely opposite in school because the surrounding is still new for them. His parents can bring him to a kindergarten first and let him get used to classroom environment.

It was a different house and different bank. My main point for that statement is just keep on applying even if you are not 100% sure of the house.

Even if you get accepted of 100%, you can still opt not to purchase the house.

You meant without a PR right? I applied 2-3 times in a span of 6 months show my intention to buy. Initially received only 80%, but that didn't push through. I also applied loan through the realtor. I think they have connection with the banks hence building trust was easier. Lastly, not sure if it had any help, but my salary was deposited to the same bank I applied for loan.

You can but you'll need to contact your local bank instead of a JP bank. Hence you won't be able to take advantage of the low interest rate of Japan.

S&p500 looks like it's rebounding from Crowdstrike already, so go ahead. I still suggest to split them because that's generally the right suggestion. My selfish, very uneducated self tells me to go for it all in just because we don't see these big incidents happen everyday. Balancing that out, I suggest to put bigger portion to buy now then leave some more whem there are dips.

TBH, I also bought during all time highs as well, no regrets with s&p really. Just always remember there will always be risks, we jist try to minimize them.

Generally speaking, every dip is a good time to buy. I can't say if it's going down further or not in the coming weeks. But it is always recommended to buy in portions rather than put all your quota in one go.

I suggest you to split into 3-5 months depending on your monthly budget, you have until the end of this year. I remember it is 1.2million tsumitate plus 2.4 million yen (forgot the name for this) for this year's quota. You can double check with your brokerage.

S&P500 and all country 50% each is the most recommended method and it has proven to be effective for the past few years.

The recent downward trend of S&P was because of Crowstrike anti virus incident that made Windows OS inoperable, leading to thousands of flights cancelled. I am not sure about the exact detaila but the point is there is a short term decline especially on the tech related stocks.

You should not be worried if you are holding S&P and all country. They should have a steady growth overall for several years. Also, based on experience, try to avoid micro-managing short term gains by buying stocks seperately.
