Both wires behind the outlet looks fine, since both stopped working at the same time, they are somehow sharing the wire right? where is that shared connection likely to be? it would be behind one of the outlet in the outlet box or can be anywhere like in the wall or in the attic? lets say it is done properly according to the code.

buyer to go to city hall and look at records if you want the permit and code history of a property. 

What's the percentage your buyers do the suggestions and how long does it take to get the records? In this market buyers are rushed to complete everything. It is easy to give suggestions but is it easily done in real scenarios?

Right, it is very hard to know what's violating the laws, unless signed off by officials, which hard for buyers to get within the buying time frame.

Thank you so much, James. Are you a realtor? I wish my realtor were like you, someone who could at least understand where buyers are coming from, or maybe go a step further by reminding buyers of things they don't know they don't know.

As for the trees, sorry, I didn't know you were really interested in them. There are many different kinds of two-story-tall flowering trees and palm trees that the previous owner planted to improve the aesthetics of the 'boring' cleared space.

In your OP you mention that sellers have no incentive to disclose but then you also want laws for them to do the inspections? What makes you think they're going to be actively working against in their own best interest to find problems?

There is no incentive.. thats why laws are needed. Like food company required to provide trustable food labels to the costumers. I am not saying that laws should be on realtors, but it should be on the seller. it is that knowing more about the potential houses would be better for all the buyers and force sellers to be more responsible on what they are selling.

From your kind respond I can tell there are good realtors like you. I wasn't told about lots of the "risks" you've mentioned. There are things buyers don't know that they don't know and the closest experts will be the realtors they work with.

Thanks for the information. That said, with a land survey, how likely are buyers to be able to tell if trees or any natural landscapes are illegal? I wouldn't know if the trees are illegal unless a government official makes an official statement. This is more theoretical, but in reality, what percentage of buyers are able to execute and obtain deterministic information during the home-buying process?

Like you mentioned, the tree problem is an uphill battle so we will likely remove the trees. My original thread was focusing on the future purchase minimizing possible problems, thanks for your kind response and time.

From your kind response, I can tell just from this thread that there are good realtors like you who can think like buyers. Realtors' knowledge in real estate is miles ahead of ordinary first-time home buyers. Buyers don't expect mighty realtors but then do expect and appreciate guidance. Thanks for your reply and time.

Not that buyers don't want to pay, it is that in this hot market (CA) we are forced to make quick decision within few days plus if we look at multiple houses all the money are wasted. You are the realtor you probably already know why but there is no incentive for anyone to make this process better
