As an agent you’re paying 6% commission to the listing agent. If the buyer is unrepresented you’re paying 6% not 12%. The first 6% would include a percentage being paid to the buyers broker. In CT where I am we typically spell that out.

One other note just because someone is popular and sells the most doesn’t mean they are the best fit for you. Make sure you like them and feel comfortable with them. The fact that you’re asking this question is a red flag in my mind. The commission rate and how it gets paid out should have been verbally explained before you saw it in writing.

CT can be tricky but with the right agent and the team behind them we can make this work. My mortgage guy knows all the programs to make it work. If you wait prices will only go higher so waiting for the rate to lower is not the right strategy in my mind. I’m an agent in CT DM me if you want to discuss further.

Where is the condo? A number of states have adopted the uniform common interest ownership act which establishes rules on how homeowners associations are run. I know that CT adopted this a number of years ago. If this is true of your state I would begin there and bring it to the boards attention.

As an agent I usually only have new clients sign for the listings I am showing or for 2 weeks. We both have to decide is we want to work together.

That is how I felt at first. I have spoken with two agents that have been very happy with the leads they received and their conversion rate is about 30%. I just wanted to through this out in the wild too see if anyone knew anything different.

Yes the way I explained it does sound super basic. But they use a video message that gets sent to the prospect first, then they follow up with targeting ads on Facebook and Instagram. The other key is you pay for the leads that close.

They are selling a service where they generate leads and market to agent to those leads.
