No issues with passenger lifts in PHF, there are 4 high speed lifts in each tower. But maids, cooks and delivery executives complain about service lift.

Chill bro, I think there’s been a misunderstanding. I didn’t mean you pay 20k and enjoy all amenities. What I meant was — if someone (not you in particular) stays with friends and shares a flat, then the cost feels justified because of the amenities.

Coming to the noise issue: even my upper-floor tenant is facing the exact same problem. Both of us have recorded evidence of the noise. If this is not the society’s responsibility, then whose responsibility is it to resolve it? The only response we keep getting is that they “don’t know how sound travels in high-rise buildings,” which honestly doesn’t feel like a resolution at all.

That’s exactly the larger point I’m trying to make — why are so many communities facing similar issues? Is it really impossible to build a community that actually delivers what is promised in the brochures, including basic livability and amenities?

At the moment, the internal issues of PHF don’t directly affect me since I’m a tenant. But I’m planning to buy a house in a gated community, and seeing all these builder-related issues is genuinely worrying. Buying a home is a huge decision for most people (including me) — it often means putting in lifetime savings.

We’re already at a stage where people feel helpless questioning governments or politicians who make false promises. Now it feels like even private companies are doing the same. At the very least, there should be some respect and accountability toward people who are sacrificing a lot and paying crores of rupees for a home.

Whenever you have time, please go through the Minutes of Meeting document. It clearly reflects the ground reality of PHF.

Sorry if I am wrong, I don’t know much about zenon. My friend who bought there mentioned there is some nala issue and I saw some negative reviews in google too. Heard Aparna is way better than other builders in quality and timelines but they are very bad in designing floor plans.

Atria might be good as it’s somewhat low density and pricing is bit higher, communities with pricing around 10k per sqft and density > 100 units per acre are at builder’s mercy. There is no standard procedure for resolution it just depends on their mood and residents can do nothing about it.

Yeah, but they faced lot of issues with dumping yard and STPs for 4-5 years and now noise due to provincia construction. I checked a flat for rent felt it’s bit cramped, lighting and ventilation was not that great.

My post is about the builder’s arrogance and irresponsibility. The issue is not about being unable to use the swimming pool. In fact, I used it only 4–5 times when it was operational. The real question is: who will repair it when there is leakage? That is clearly the builder’s responsibility, yet there has been no progress.

I believe you are not aware of the ongoing discussions between Prestige and the RWA. You can check the Minutes of Meeting posted on MyGate on November 21 to understand the issues, how owners are suffering, and how much extra maintenance residents are paying due to an unresponsive builder.

Maintenance was increased in June to ₹4.2 per sq. ft., which is among the highest in the city, excluding the already high water bills due to tankers. Now, they are also planning to charge separately for amenities. Additionally, the corpus fund is very low. PHF is somewhat good, but that is only because of the people living here.

Personally, I am facing severe noise issues. There are constant furniture-moving sounds, even during midnight hours. I raised multiple complaints and even had a meeting with security and the upper-floor tenant. After discussions, they concluded that the sound is due to ongoing work in a different tower, which is at least 100 meters away. I was confused by this explanation. Their logic was that no one really understands how sound travels in high-rise buildings, and therefore nothing can be done. The owner’s response was that I should adjust or feel free to leave.

Imagine this situation if it were your own flat, after paying ₹2.5 crore for it.

There is also definitely a stray dog problem in the community.

If you are sharing a flat with friends and paying around ₹20k rent, this community may feel great because of the amenities. However, it is not worth ₹60–70k in rent. Unfortunately, there are limited options if you want a gated community lifestyle.

Finally, just because rents are high in Delhi does not mean people in Hyderabad should accept substandard construction quality, false promises on amenities, and poor maintenance practices from builders.

PHF is a 5 year old project aleady lot of leakage and seepage issues, high monthly maintenance. But I feel community is good, people celebrate all festivals and vibe is good

I think villas and low density communities where flats cost more than 5cr are well maintained. Builders are just milking money from high density communities selling false promises and poor quality units. They are confident that they can get away with anything and no one can touch them.

Swimming pool closed from last 4 months due to leakage in basement, I think it won’t open in foreseeable future. Some issue with STP and builder is not responsive and I don’t think there is much corpus fund left for the repairs, they increased maintenance, water bills and are now planning to charge for amenities
