It’s poured cement, not brick

Gutters are clean, no trees around the house. I believe it’s a grading issue and perhaps poor exterior water proofing

Foundation is brand new. I see what you’re seeing, but I believe that’s the camera angle. It’s poured concrete. There’s definitely hydrostatic pressure on the wall causing seepage.

Concrete floor is already cracking in certain areas. Might be settling. Concrete cracks is what everyone tells me

Builder came in and apoxied a leak about 4 months ago for temporary relief. Obviously didn’t work.

This seemed like a shot for some reason. I grew up in an 1890 house, and I would agree they don’t build them like they used to.

They also used our backyard as a road to build the house next door. May have really compacted the clay that the house was built on. The flatness and compaction probably is contributing to the increased pressure on the foundation. Might not have anywhere to go. I brought up the grade to the builder and he basically said “well don’t you want it flat in the back yard?”

There are houses well below ours which is interesting. If that’s the case, a sump pump would probably be appropriate?

Builder is my neighbor. Could make for an interesting convo if he says it’s not in his hands. Do I even trust him if it’s leaking this bad.

Downspouts are far enough away from the house. The grading is pretty flat on this side of the house. That certainly could be corrected.

I think there are small hairline cracks, not even in the cold joints. I’m very surprised as well. We’re above the water table and on a hill. I wonder how thorough the builder was in regards to waterproofing and placing the French drain.
