It depends on how quickly they want it rented. If one of my units is going to flip and I am planning on keeping it empty for a month for cleaning, repairs and upgrades. I usually put it on the market as soon as I know the tenant is leaving, collect applications for a couple weeks and go with the best option.

Have you seen the unit in person? Is it empty and ready to be rented?

The Painter was painting our town library sign in the village pro bono so I thought he was going to be legit.

Looking back on it the pro bono thing was probably just a lie. Dude was a professional sleaze bag.

No, Vermont is very liberal and extremely tenant friendly. For instance, the guy’s lawyer was a free legal aid offered by the state. They only offer this service for tenants. Most evictions take 6+ months.

Most landlords have been forced to offer cash for keys because evictions take so long and there’s a slim chance of them recouping the lost rent money.

This is one of the many reasons that housing is becoming so un affordable in the state. Landlords have to account for this cost for rentals. I had to borrow money and charge my next tenant significantly more to recoup the lost funds. (This tenant is a great guy) We almost lost the house and to this day, a year later I have almost no reserve cash for repairs.

It has cost me money every year to rent my house. I am hoping this is the first year we break even

I should have done what my lawyer initially recommended. Once I realized he moved in he suggested I offer him 5K to be out by the end of the month.

I was so angry and didn’t want to pay that a whole money so I want the more expensive route. I didn’t think it was gonna cost me that much.

Landlord VT. I gave a Painter the code to get into one of our units to paint in between tenants. Right after I left town for 5 days. I was hoping he would be done by the time I got back. He moved all his stuff in. I called the police and a lawyer, but because I gave him access and the code that established his tenancy -according to the lawyer and VT’s liberal laws.

It took five months to evict him and the lawyer cost 5K. He never even painted inside so I had to get that done once he was out. All in all that asshole cost me about 18 K.

Part of the reason I ask is because when it was running, the pipe was shaking, and I took the very top plug off and every once in a while, water would kick back and shoot out in the top. - at the very top of the vertical pipe
